What happens on a repair visit

The order of a repair visit matters more than the tools in the van. We ask what the fault does and when it does it, then work through the installation in a fixed sequence, so that what has been ruled out stays ruled out and the same accessory is not opened twice.

What you can tell us shortens that sequence considerably. A circuit that only misbehaves after heavy rain points outdoors. One that goes whenever the shower runs points at a load. One that has never worked properly since a kitchen went in points at a joint behind a unit.

Whether a fault can be put right on the same visit depends on what the testing finds. Where the cause is a buried cable or wiring at the end of its life, we stop there, tell you what the readings show and price that work separately rather than opening up walls on the spot.

What 'made safe' covers

Safe and repaired are not the same job, and on a first visit the first one often happens before the second. Safe means the danger is removed and cannot come back on by accident. It does not mean the fault has been fixed.

In practice that means any exposed conductor properly terminated instead of taped over, and a label left on the board saying what is off and why. The aim is to take out only the affected circuit, so a single fault does not put the rest of the installation out with it.

The part that gets skipped is the explanation. You should be told plainly what not to use until the repair happens: which sockets, which appliance, which room, and roughly what putting it right will involve. A make-safe handed over without that is only half a visit.

Plenty of the housing around Biggin Hill, Bromley and the villages beyond was wired decades ago, and a good deal of it still works perfectly well. Age on its own is not a fault. What matters is what the wiring is made of, and what has been added to it since.

Rubber-insulated cable shows its age worst — the insulation goes brittle and cracks when it is disturbed, so a circuit that behaved for years fails the first time a light fitting is moved. Older lighting circuits often have no earth at the switch or rose, which matters when a metal fitting replaces a plastic one.

Testing what is already there before repairing into it matters, because a repair spliced onto a circuit that is breaking down elsewhere only moves the fault along. Where the wider installation is in question, an Electrical Installation Condition Report shows how much of it is affected.

A repair should leave a record behind, and the useful part of it is not the wording at the top. It is the schedule of test results: the actual readings taken on the circuit that was worked on, on the day it was worked on.

That page is what lets the next electrician pick the job up without starting the diagnosis again. It also answers the question, later on, of whether the circuit was ever tested, and a number on a form beats an assurance from memory.

We hand it over with the work explained in plain terms: what had failed, what was replaced, and anything we saw on the way that is worth watching but did not need doing today.

My breaker trips again the moment I reset it. What should I do?

Leave it off until you have switched off and unplugged everything on that circuit. Resetting it repeatedly stresses both the breaker and whatever is failing behind it. Then try it once. If it holds, the problem is in an appliance; if it goes straight back down, it is in the fixed wiring. If there is a burning smell, scorching, or water near the board, leave it alone and phone us.

Will a repair mean chasing walls and redecorating?

Most faults sit where something is connected: a socket, a switch, a ceiling rose, a junction box, a joint behind an appliance. The repair stays at that point and the covers go back on. Where a cable genuinely has to be replaced along its route, we agree the route with you before anything is cut, including whether the new cable can run a different way.

What if the fault turns out to be in the incoming supply rather than in the house?

The service head, the supply fuse and the meter belong to your distribution network operator and your energy supplier, not to the property owner. What we can do is test up to that boundary and show you which side the fault is on. If the lights are off in neighbouring houses too, it is already a network fault, and in England the free number for the operator is 105.

Does the power have to be off for the whole visit?

Only the circuit being worked on has to be dead, and only while it is being worked on, so the rest of the board stays live around it. Some tests do need the whole installation isolated for a short spell, and where that applies we say so before starting and agree when it happens, so a freezer or a home office is not caught out by it.
