Maidstone Battery storage
Battery storage in Maidstone
We fit home batteries in Maidstone with new solar panels, or alongside an array already on the roof once a survey has checked its inverter. Who decides varies across the town: 58.8% of households own their home, but in High Street ward 35.3% rent privately and 37.7% live in purpose-built flats, so a landlord or freeholder often has a say. A battery installed in a Maidstone home carries 0% VAT until 31 March 2027, and 5% from 1 April 2027.

Electric heating in Bridge and High Street
At the 2021 Census, 4,393 households in Maidstone’s 11 town wards heated their homes with electricity alone: 11.0% of the town, against 8.2% across the borough. The share reaches 26.2% in Bridge ward and 24.6% in High Street ward, while 77.3% of the town uses mains gas only.
That divide decides what a battery is for. In the gas-heated majority, stored solar mostly runs lights, cooking and appliances through the evening. In an electrically heated flat in Bridge or High Street, demand peaks in winter, when the roof gives least. PVGIS models an unshaded, south-facing 4 kWp array in Maidstone at about 4,227 kWh a year, roughly 11.6 kWh a day and close to what one 10 kWh battery holds. The months are far apart, though: about 517 kWh in July, nearly 17 kWh a day, against about 145 kWh in December, under 5 kWh a day. For a household heating with electricity, our quotation starts from its usage profile, time of use and roof space, not from the summer figure.
Owners, landlords and freeholders
Across the town’s 39,772 households, 58.8% own their home, 27.5% outright and 31.3% with a mortgage, well below the 67.4% for the borough as a whole, villages included. For those owners a battery is a household decision. For many others it is not, because a battery becomes part of the building’s fixed wiring. Private renters make up 21.2% of Maidstone households and 35.3% in High Street ward, and another 17.9% rent from a social landlord.
A flat brings a freeholder or managing agent into it as well. 26.5% of the town’s households live in a flat of some kind; in High Street ward 37.7% live in a purpose-built block, and in Bridge 36.7%, the same two wards where electric-only heating is commonest. We fit batteries with solar panels, new or already on the roof, as our battery storage installation page explains, so in a Bridge or High Street block the first question is whether any panels feed your own meter, and the second is where a battery and inverter could go.
Fant’s older streets and the post-war south-east
Valuation Office Agency records for March 2026 date about 16.8% of the town’s 43,430 council-tax properties to before 1919, close to the borough’s 17.2%. The older stock is bunched, though: about 36% of properties in Fant, 31% in High Street ward and 28% in East, but under 4% in Allington, Shepway North, Park Wood and Shepway South. The largest single group, about 26.7%, dates from 1945 to 1972, and in Park Wood and Shepway South practically every property was built after 1945.
In a pre-1919 house in Fant or near the centre, the survey takes in the incoming supply and consumer unit the battery will join; if the board needs replacing first, that is work for our electrician in Maidstone. Maidstone Borough Council’s records on the government’s planning data service show six conservation areas in the town: Town Centre, All Saints Church, Ashford Road, Chillington House, Holy Trinity Church and Rocky Hill. Within or on the boundary of the Town Centre area alone sit 99 listed-building entries, nine of them grade II*. A battery fitted indoors leaves the street scene unchanged, but listed building consent can cover internal works too, so ask the council before anything is fixed to a listed wall.
Evenings and the value table
The value table below applies MCS’s self-consumption tables to Maidstone’s 4,227 kWh: for a household using 2,500 to 2,999 kWh a year and in for half the day, the share of output used at home rises from 17% with panels alone to 53% with 10 kWh of storage, because the battery carries the midday surplus into the evening. Each of our four guide-priced systems, from 4kWp to 8kWp, includes 10kWh of battery capacity; solar panel cost in Kent sets out those prices with their conditions.
Storage and UK Power Networks
ME14 1AA sits in grid supply point group _J, which makes UK Power Networks, under its South Eastern Power Networks licence, Maidstone’s network operator. The connection rules it applies count a battery as generation alongside any panels: a combined total within 16 A per phase, 3.68 kW on a single-phase supply, connects under G98, with UK Power Networks told within 28 days of commissioning, while anything larger needs G99 approval before connection. So storage joining one of the borough’s 5,715 existing arrays (DESNZ, end of 2025, villages included) can move a G98 system into G99, which is why its inverter is checked before we quote; the notification or application is included as standard.
The river, VAT and group buying
The Medway runs through the middle of Maidstone, and the Environment Agency’s flood warning area for the river here covers Tovil, Allington and Allington Marina. If your home is inside it, mention it at the survey, because it bears on where a battery and inverter should go.
Under HMRC’s VAT Notice 708/6, batteries installed in homes have been zero-rated since 1 February 2024, including one fitted to existing panels; that 0% rate runs until 31 March 2027, and 5% applies from 1 April 2027. Maidstone Borough is not on the Warm Homes: Local Grant list of funded councils, and Switch Together Kent covers the town as group buying, not funding; solar and battery grants in Kent explains both. Our office at Glebe Farm Business Park, Keston, is 21.8 miles from Maidstone in a straight line, further by road.
What a battery could be worth on a Maidstone roof
| 4 kWp south-facing, Maidstone | Used in the home | Exported | First-year value |
|---|---|---|---|
| Panels only | 719 kWh | 3,508 kWh | £610 |

02 Questions from Maidstone
Battery storage,
answered for Maidstone.
Our older house in Fant already has solar panels. Can a battery go in beside them?
Usually, and the panels can normally stay where they are. Before quoting, we survey the system you have, including how its inverter is set up, and confirm what can safely be integrated. In Fant, where about 36% of properties were built before 1919, the survey also takes in the incoming supply and consumer unit the battery will connect to. Adding storage can move the system from G98 to G99 with UK Power Networks. A battery fitted to panels on a home carries 0% VAT until 31 March 2027, then 5%.
We rent a flat near Maidstone High Street and heat it with electricity. Could we have a battery?
Only with your landlord's agreement, because a battery becomes part of the building's fixed wiring; in a leasehold block the freeholder or managing agent usually has a say as well. We fit batteries with solar panels, so the next question is whether any panels feed your flat's own meter. You would be far from alone in asking: in High Street ward 35.3% of households rent privately, 37.7% live in purpose-built flats and 24.6% heat with electricity only.
Will a battery keep the lights on during a Maidstone power cut?
Not unless the system is designed for it. A battery connected to the grid normally shuts down when the supply fails, and keeping chosen circuits running through a cut takes backup equipment and wiring planned in from the start. If that matters to you, raise it at the survey and check that the written quotation includes it. Maidstone's network is run by UK Power Networks under its South Eastern Power Networks licence; 105 is the free power-cut number, and it puts you through to them.
Is there a grant towards a battery in Maidstone?
Not for most households. Maidstone Borough is not on the government's Warm Homes: Local Grant list of funded councils, updated 2 July 2026, and Switch Together Kent, which covers the town through Kent County Council and the Kent district councils, offers group buying rather than funding. The help open to any Maidstone household is the VAT relief: when the installer supplies and fits it, a battery in a home carries 0% VAT until 31 March 2027, including one added to existing panels, and 5% from 1 April 2027.
