Two building booms, in equal numbers

Of the 5,740 properties on the Council Tax list for Orpington ward at 31 March 2026, 2,050 were built in 1919–1939, 1,860 of them in the 1930s, and exactly as many again, 2,050, in 1945–1972: between them, 71.4% of the ward. Another 950 (16.6%) date from 2000 or later, against 10.8% across the London Borough of Bromley, while pre-1919 properties, 17.0% of the borough’s stock, number only 220 here (3.8%).

That mix shapes what fails after dark. Where a 1930s house still has its original wiring, the cable will be rubber-insulated, and old rubber turns brittle: lifting a floorboard or laying loft insulation over it can be enough to crack it, so tell us about any recent work when you ring. The 1945–1972 houses were wired decades before the wiring regulations required RCD protection on most sockets. When a modern consumer unit replaces the original board, its RCD can trip on earth leakage the old fuses never responded to; our guide to the difference between a consumer unit and a fuse box covers what an RCD adds. In the 950 homes built from 2000 onward, start with what is plugged in: unplug everything on the tripped circuit, and leave any outside light or socket that has been in the rain switched off, before you try the RCD once more.

Lofts, landings and flats above shops

At the 2021 Census, 2,260 of the ward’s households (47.8%) lived in a semi-detached house, against 29.9% across Bromley, and another 1,010 (21.4%) in a detached one. In a two-storey house the upstairs lighting cables usually cross the loft, so rain through a storm-lifted tile, or an overflowing cold-water tank, tends to reach them first. Water at a ceiling light is an emergency at any hour, and so is a burning smell, a scorched or sparking socket, or an RCD that drops straight back when you lift it.

A further 771 households (16.3%) live in purpose-built blocks. If the landing lights went off at the same moment as your flat, the fault is unlikely to be in your flat’s own circuits: see whether the street is dark and ring 105 if it is, then tell the managing agent, who looks after the communal supply. Another 113 households (2.4%, nearly double Bromley’s 1.3%) live in a flat inside a commercial building, the Census category that covers flats over shops and offices. There the meter and main switch can sit behind a shop’s shutter, so find out now where yours are and who holds the key out of trading hours.

UK Power Networks, 105 and the cut-out

Three postcodes inside the ward, BR6 0TW, BR6 9AA and BR6 0LS, all take their supply under UK Power Networks’ South Eastern Power Networks licence. When the street lights die with yours, 105 is the free number that puts you through to that network operator. If the street is lit and nothing on your board has tripped, suspect the sealed cut-out where the supply enters the house: that belongs to UK Power Networks, so 105 again. A switch that trips and will not stay up is ours.

A cut in winter takes the heating with it. For 4,010 of the ward’s 4,734 households (84.7%), mains gas is the only central heating, yet the boiler will not fire without power for its controls and pump. In the 260 homes heated by electricity alone, the fault and the cold are one problem. Tell us on the phone if the house has no heat.

3.3 miles from Keston, on call all year

Orpington is 3.3 miles (5.3 km) from Glebe Farm Business Park, Keston as the crow flies, the second-shortest line from our office to any town on our areas list. We are on call 24 hours a day, 7 days a week, 365 days a year. Where emergency attendance is requested, an engineer is dispatched within 30 minutes; that is the time to set off, and the drive to your door comes on top.

While you wait, and only if the board can be reached from a dry floor, turn off the circuit that failed (or the main switch, if you cannot tell which) and unplug whatever was running on it. For a flat over a shop, a call to the key-holder beats forcing the shutter. Smoke or flame means everyone out and a 999 call first. The engineer’s first job on arrival is to make the installation safe; finding the cause, and telling you what it was, comes after that. Our emergency electrician page sets out which faults need a visit tonight and which can wait for a working day, and our guide to electrician call-out charges sets out typical out-of-hours call-out prices, each with its source.

Renters, listed buildings and The Priory

750 of the ward’s households (15.9%) rent from a social landlord, against 13.2% across Bromley: 647 from a housing association or similar and 103 from the council. Another 557 (11.8%) rent privately. If you rent, tell your landlord’s repairs line the same night, because putting the wiring right afterwards is normally the landlord’s job. If you ring us yourself, say that you rent, so that who authorises and pays for the work is settled before the engineer arrives.

Bromley designated The Priory, Orpington conservation area on 14 May 1985, and about 87% of it lies inside the ward. The ward holds 10 National Heritage List entries, among them The Priory and the Church of All Saints at Grade II*, and Goddington House and St Olave’s Grammar School at Grade II. Making a circuit safe at night changes nothing about a listed building’s fabric. Rerouting cable through its walls afterwards is another matter: works that affect a listed building’s character can need listed building consent from Bromley, so that repair is planned in daylight. 02 Questions from Orpington

Emergency electrician,
answered for Orpington.

The lights have gone out along our Orpington road. Do we call an electrician or 105?

Ring 105 first. Street lights and the houses opposite going dark at the same moment as yours points to UK Power Networks' network, not your wiring. BR6 0TW, BR6 9AA and BR6 0LS, three postcodes inside Orpington ward, are all on its South Eastern Power Networks licence, and 105 costs nothing to call. If the neighbours still have power and you do not, open your consumer unit: a switch that keeps tripping is a job for us, while a board with nothing tripped points to UK Power Networks' cut-out, so 105 again.

We rent from a housing association in Orpington and our power has failed. Who do we ring?

If the street is dark as well, ring 105. If only your home is affected, report it to the housing association's repairs line first: repairs to the wiring in a rented home are normally the landlord's to arrange, and the association may send its own out-of-hours contractor. Until someone arrives, switch off at the board if anything smells hot or sparks, and ring 999 for smoke or flame. In Orpington ward, 647 of the 4,729 households (13.7%) rent from a housing association or other social landlord, and another 103 from the council.

What does the 30-minute figure mean for a call-out to Orpington?

It is a dispatch commitment, not an arrival time. Where emergency attendance is requested, an engineer is dispatched within 30 minutes, 24 hours a day, 365 days a year. The drive from Keston is extra: the map line to Orpington is 3.3 miles (5.3 km), and no road follows it, so ask on the phone roughly when to expect the engineer, and keep the dead circuit off until it has been proved safe.

Rain has come through the bedroom ceiling of our Orpington semi, close to the light. Is that an emergency?

Yes, ring us whatever the time. Turn off the main switch only if you can get to the consumer unit without crossing a wet floor, keep everyone out from under the damp patch and leave that light switch alone. Upstairs lighting cables in a two-storey semi usually run through the loft, so a slipped tile or an overflowing cold-water tank gets to them before anything else. 2,260 of the ward's 4,730 households (47.8%) live in a semi-detached house.
