Petts Wood Emergency electrician
Emergency electrician in Petts Wood, from 1930s semis to the Station Square parades
Coutts Electrical takes emergency calls from Petts Wood 24 hours a day, 7 days a week, 365 days a year, and where emergency attendance is requested an engineer is dispatched within 30 minutes from our Keston office, 3.4 miles away in a straight line. If the street lights and the other half of your semi went dark with you, the fault is almost certainly on UK Power Networks' cables, so ring 105, which is free. If a switch on your board has dropped and will not reset, something smells hot or rain has reached a light fitting, call us.

Laid out in 1928, finished before the war
Petts Wood went up in little more than a decade. Its station opened on 9 July 1928, the year Basil Scruby and his architect Leonard Culliford produced their masterplan, and Bromley’s 2025 Chislehurst Road appraisal records that the plan made sure drainage, gas, water and electricity were in place to serve the estate. The Station Square shops were finished by 1930, and both sides of the railway were built up by the start of the Second World War. The Valuation Office Agency dates about 70% of the properties in eastern Petts Wood (MSOA Bromley 025) to 1930–1939 and only 60 to before 1919. In MSOA Bromley 022, which covers the west of Petts Wood and takes in Station Square, the 1930s share is about 49%; across Bromley it is about 26%.
Those houses were not all built by the same hands. As many as 45 builders worked on Petts Wood East, some putting up whole roads and others one or two houses, and the land west of the railway was sold to the Morrell Brothers building firm, which developed it more densely. Add some ninety years of rewires, kitchens and extensions, and the other half of your semi is a poor guide to what sits behind your sockets. Any original cable that survives is likely to be rubber-insulated, which hardens with age and often fails soon after it is disturbed, so mention any recent building work when you ring. Between emergencies, our guide to the warning signs that a home needs rewiring covers what to watch for.
Steep tiled roofs and wet lofts
Scruby’s covenants required roofs of English tiles in natural clay or stone, laid to a pitch of at least 45 degrees, and Bromley’s Local Plan describes the front roof lines of the Petts Wood Area of Special Residential Character as largely untouched by roof extensions or conversions. When a gale shifts one of those tiles, rain reaches the loft first, which in a two-storey house is usually where the upstairs lighting cables run. Water dripping from a ceiling rose or light fitting is worth a call at any hour: switch off at the main switch if you can reach the consumer unit from a dry floor, clear the room below and leave the light switch alone.
Your side of the meter, or UK Power Networks’?
We also come out at any hour for a burning smell from a socket, switch or the board, sparking, a shock from a fitting, or a main switch or RCD that drops back as soon as you lift it while the neighbours still have power. In Petts Wood the nearest neighbour is often through a party wall: 45.6% of households in Petts Wood & Knoll ward, and 59.0% in MSOA Bromley 025, live in a semi-detached house, against 29.9% across Bromley.
If the attached house and the street lights went out with yours, the fault is almost certainly on UK Power Networks’ network. Of 14 BR5 1 postcodes checked, 12, Station Square’s BR5 1LZ among them, sit only in its South Eastern Power Networks licence area; BR5 1AA and BR5 1AQ also map to its London licence. Either way, 105 is the free number. Ring it too if next door is lit, your main switch is on and nothing has tripped: the sealed cut-out where your supply enters is the operator’s equipment. Smoke or flame: 999 first.
A winter cut leaves most homes here cold as well as dark: 86.7% of the ward’s 6,910 households heat with mains gas alone, and a gas boiler needs electricity for its pump and controls. If the power comes back and only the boiler stays off, say so when you ring: a fault on its electrical supply is ours to trace, while the boiler itself is a job for a Gas Safe registered engineer.
Station Square after the shutters come down
Petts Wood is one of only five District Centres in Bromley’s Local Plan, and its shops, cafés and offices line Station Square, Queensway, Fairway, Chatsworth Parade and Petts Wood Road. If a unit there goes dark after hours, tell us what must not lose power, such as chillers, tills or the alarm panel, because it changes the order the work is done in. The census also counts 137 households in the Petts Wood & Knoll ward living in a commercial building, the category that covers flats over shops. If yours is one, find out now whether the meter and main switch sit in the shop below, and who holds the key after closing.
Sent out from Keston
The engineer sets off from our office at Glebe Farm Business Park, Keston, 3.4 miles (5.5 km) from Petts Wood as the crow flies; the drive is longer. Where emergency attendance is requested, an engineer is dispatched within 30 minutes, so the time to ask for on the phone is the likely arrival. Once there, the engineer makes the installation safe before diagnosing the fault and explaining what was found. Our emergency electrician service sets out which faults are worth a night-time call, and for what such a visit typically costs, our guide to electrician call-out fees quotes published ranges for London and the South East, the band that fits a BR5 address.
Making a circuit safe needs nobody’s permission. The lasting repair deserves more thought if it would show on the outside of a house in one of Petts Wood’s conservation areas: Station Square, The Chenies, Chislehurst Road, The Covert and The Thrifts. Bromley’s 2025 Chislehurst Road appraisal asks for equipment on houses there to be kept out of view from the street, so if new cable or an outdoor box is needed, ask for a route that stays off the front of the house. 02 Questions from Petts Wood
Emergency electrician,
answered for Petts Wood.
Our house and the street lights went off at the same moment. Do we ring you or 105?
Ring 105 first. When the street lights and the other half of your semi go dark with you, the fault is almost certainly on UK Power Networks' cables, and the call is free. Call us if the street comes back and your house stays dark, or if a switch on your board has tripped and will not reset.
How soon will an engineer leave for Petts Wood at night?
We take emergency calls 24 hours a day, 7 days a week, 365 days a year, and where emergency attendance is requested an engineer is dispatched within 30 minutes. That is when the engineer sets off, not when they reach your door. Keston is 3.4 miles from Petts Wood in a straight line and further by road, so ask for a likely arrival time when you call.
We live in a 1930s Petts Wood semi. Does its age make an electrical emergency more likely?
Age alone settles nothing: what matters is how much of the original installation is left and what has been added since. About 70% of the properties in eastern Petts Wood date from 1930 to 1939, and any rubber-insulated cable surviving from then grows brittle and can fail once it is disturbed, for instance by lifted floorboards or new loft insulation. If a circuit trips after building work and will not reset, leave it off and call us.
We run a shop on Station Square and the power has gone during trading. Can you come out?
Yes. For shops, cafés and offices on Station Square, Queensway, Fairway, Chatsworth Parade or Petts Wood Road we respond 24/7, 365 days a year, make the installation safe and get you running again. Look along the parade first: if the neighbouring units are dark too, it is probably a UK Power Networks fault, so ring 105 as well. When you call us, say where your board and meter are and who can open up.
