Slate roofs and a listed estateLondon Borough of Lewisham, conservation area pages (published 12 November 2024), read 15 October 2026Lewisham's descriptions of four conservation areas in Sydenham mention slate roofs: Sydenham Park (Victorian), Sydenham Thorpes (Edwardian), Jews Walk (Gothic Revival villas) and Halifax Street (mid-19th-century semis). Lammas Green, a 1950s estate inside the Sydenham Hill conservation area, has been Grade II listed since 1998.

Lower Sydenham’s old houses, Upper Sydenham’s post-war blocks

The Sydenham figures on this page cover three census areas in Lewisham, which the House of Commons Library names Lower Sydenham, Sydenham Wells and Upper Sydenham. Between them they held 10,710 Council Tax properties at 31 March 2026, built mostly in two waves. In Lower Sydenham more than half the properties (54.4%) were built before 1919, and at the 2021 Census terraced houses held 28.0% of its households and converted or shared houses 23.6%. Upper Sydenham leans post-war: 44.5% of its properties date from 1945 to 1972, and purpose-built blocks housed 53.8% of its households. Inter-war homes, 22.0% of London’s stock, are only 7.3% here.

The two waves bring different night-time calls. A Lower Sydenham house split into flats may have been rewired one flat at a time, and a joint where newer cable meets older can loosen and run hot: a warm faceplate, or one socket smelling of hot plastic, is the warning. The board for a top-floor flat may be two storeys down in the shared hall. In an Upper Sydenham block from the 1945 to 1972 wave, a flat that has never been rewired is running on wiring at least 50 years old, and a leak from the flat above can reach the ceiling light below before anyone sees a stain.

Landing, street or flat: whose fault is it?

With 64.0% of Sydenham households in flats (London: 54.0%), the first check is the landing. A lit landing and a dark flat usually put the fault on your side of the meter, which is where we come in. A dark landing and entry phone with the street lights still on points to the supply into the block: tell the council, housing association or managing agent, and ring 105 in case the fault is on the network.

Dark lamp posts and dark windows opposite usually mean the network itself: UK Power Networks, under its London Power Networks licence. The SE26 postcodes in the table above, on both the Lewisham and the Bromley side, are all in grid supply point group _C, and GOV.UK lists 105 as a free call. For the 1.3% of households heated only by a district or communal heat network, cold radiators may mean the building’s plant has stopped, not your circuits.

Slate, rain and the Pool River

Lewisham’s descriptions of Sydenham Park, Sydenham Thorpes, Jews Walk and Halifax Street all mention slate roofs. When a gale shifts a slate, rain can reach a loft junction box before any damp patch shows, and the first sign indoors can be an RCD that drops whenever it pours: leave it down and ring us.

Just east of the Lower Sydenham census area, the Environment Agency runs a flood warning area for the Pool River at Bell Green and New Beckenham, whose centre point lies in Bellingham ward, SE6. Any circuit that flood water or a burst pipe has reached stays off until it has dried out and been tested. On the Lammas Green estate, a 1950s scheme Grade II listed since 1998, a night visit makes the fault safe; if the lasting repair needs new cable runs, ask Lewisham about listed building consent first.

From Keston to SE26, and the minutes before

Our team is available 24 hours a day, 7 days a week, 365 days a year, and if emergency attendance is requested, an engineer will be dispatched to you within 30 minutes. That is the time to get someone on the road, not an arrival time. Sydenham is the northernmost of the 13 towns on our areas list, 6.6 miles (10.7 km) from our Keston office as the crow flies, so ask us for a likely arrival time.

Fire or smoke comes first: everyone out, then 999. Otherwise take the power away from the fault, provided the board can be reached without touching anything wet, using the labelled breaker or the main switch, and let a breaker that falls straight back stay down. If the boiler has gone off with the power, tell us whether anyone at home is frail, ill or a small child. Give us the block, entrance, floor and the holder of the meter-cupboard key. For the 1.7% of households living in a commercial building, a flat over a shop for example, the meter or board may be reached through the shop.

Making the installation safe is the engineer’s first job; finding and explaining the cause comes next. Which faults can safely wait until morning is set out on our emergency electrician service page, and our guide to electrician call-out costs, including out-of-hours rates in London and the South East explains how night call-outs are usually charged.

Council, housing association or private landlord

More than half of Sydenham’s households rented at the 2021 Census: 33.2% from the council or a housing association (37.3% in Sydenham Wells) and 21.7% privately. If you rent, make the fault safe first, then report it to your landlord’s out-of-hours line or letting agent that night. Most private lets in England come under electrical safety regulations that require the installation to be inspected at least every five years and the landlord to act on what the report finds, and Lewisham council can impose a penalty of up to £40,000 for a breach; our landlord electrical checks guide sets out the duties. Lewisham Council’s Private Sector Housing Agency, at Laurence House in Catford, takes up housing standards problems a private landlord has left unfixed. For planned work once the emergency is over, see our electrician in Sydenham page.

02 Questions from Sydenham

Emergency electrician,
answered for Sydenham.

I'm a council or housing association tenant in Sydenham. Do I ring you or the repairs line?

Deal with the danger first. If there is smoke or flame, get out and dial 999; otherwise turn off the circuit that failed, or the whole board at the main switch, from a dry spot. Then ring your landlord's out-of-hours repairs line, because the wiring in a social let is normally theirs to keep in repair and they may send their own electrician. A third of Sydenham households, 33.2% in 2021, were social tenants, so for many here that is the first call.

Our RCD trips every time it rains hard. Is that an emergency?

Treat it as one if it will not stay up, or if you can see water near a light fitting or socket. Under a slate roof, like those Lewisham describes in four Sydenham conservation areas, one slipped slate can let rain reach loft wiring or the back of a ceiling rose before any stain appears. Leave the RCD down, keep clear of damp fittings and call us. The roof will need a roofer as well, once the circuit is safe.

The power went off and so did our gas central heating. Is the boiler broken?

Probably not. Gas central heating stops when the electricity does, because the boiler's controls and pump are electric, and 77.3% of Sydenham households relied on mains gas alone for heating in 2021. If the breaker feeding the boiler drops back the moment you push it up, leave it off and phone us. In the 7.6% of households heated by electricity alone, a dead circuit may leave the home without any heating, so let us know who is in.

My SE26 address turns out to be in Bromley, not Lewisham. Does anything change?

Not on the night. A few SE26 postcodes towards Penge and Beckenham, among them 5FF, 6EG and 6UT, are in Bromley borough. 5FF and 6EG are in the same grid supply point group, _C, as the Lewisham side, so in a power cut 105 still reaches UK Power Networks, and Bromley is on our areas list as well. The borough matters afterwards: for a rented home there, Bromley council rather than Lewisham is the housing authority.
