Sydenham Battery storage
Battery storage in Sydenham
At the 2021 Census 64.0% of Sydenham households lived in a flat and only 43.8% owned their home, so a battery here often begins with a freeholder's or landlord's written consent. We fit batteries with new solar panels, which PVGIS models at 4,115 kWh a year on an unshaded, south-facing 4 kWp Sydenham roof, or with an array already up once we have surveyed it, and we handle the G98 notification or G99 application to UK Power Networks. Batteries fitted in homes carry 0% VAT until 31 March 2027, then 5%.

Freeholders, landlords and Sydenham’s flats
Sydenham’s figures here come from three Lewisham census areas, Upper Sydenham, Sydenham Wells and Lower Sydenham, which between them counted 9,790 households in 2021; the SE26 postcode reaches past them, into Perry Vale ward and into Bromley. Across the three, 64.0% of households lived in a flat, more than Lewisham’s 57.7%, and the kind of flat varies: purpose-built blocks held 53.8% of Upper Sydenham households, while in Lower Sydenham 23.6% had a flat in a converted or shared house and 28.0% lived in a terraced house.
We fit batteries alongside solar panels, new or already on the roof, so in a block or a conversion the job starts with whoever owns that roof. Just 43.8% of Sydenham households owned their home, against 61.3% across England. The 54.9% who rented, 33.2% from the council or a housing association (37.3% in Sydenham Wells) and 21.7% privately, need their landlord’s agreement first, and leaseholders usually need the freeholder’s, in writing.
Gas boilers, six o’clock and a 4,115 kWh roof
Mains gas alone heated 77.3% of Sydenham households in 2021, above Lewisham’s 71.5%. In those homes the battery has no heating to run: it holds the roof’s midday output for the kettle, oven and lights around six o’clock, so we size it from the electricity the household already uses. The 7.6% heated by electricity alone use most in winter, when a Sydenham roof gives least, so for them a quote built on their own usage profile and time of use, as all ours are, matters most. With 45.4% of households having no car or van, we don’t assume an electric car will join the system either.
PVGIS gives 4,115 kWh a year for a 4 kWp array in Sydenham, unshaded, south-facing and tilted at 35°, lower than every other town on our area pages except Croydon. On the assumptions in the value table further down (2,500 kWh of use a year, someone home half the day), a 10 kWh battery keeps 2,304 kWh of that in the house each year, against 741 kWh without one; our solar panel and battery cost guide sets out the guide prices and assumptions behind it.
When the panels are already up
DESNZ counted 2,354 solar PV sites across the London Borough of Lewisham at the end of 2025, up from 1,400 five years before; its local authority table goes no finer, so there is no separate count for SE26. If your roof carries one of those arrays, a battery can usually be added while the panels stay put. Our survey looks at the existing installation and how its inverter is arranged before quoting, since its rating also shapes the network route below. Commissioning and the monitoring app set up at handover are covered on our battery storage service page.
SE26 on UK Power Networks’ London licence
Every SE26 postcode we checked, five on the Lewisham side and two on the Bromley side towards Penge and Beckenham, returns grid supply point group _C, UK Power Networks’ London Power Networks licence. Its connection rules count a battery’s inverter together with any panels’. If the total is up to 16 A per phase (3.68 kW on a single-phase supply), UK Power Networks is told under G98 within 28 days of commissioning; above that, a G99 application must be made before installation. A battery with its own inverter, added to an array notified years ago, can be what takes a Sydenham house past that limit, and either route is part of our installation.
Conservation streets: the roof, the wall and Lammas Green
Six of Lewisham’s conservation areas lie in Sydenham: Sydenham Hill, Sydenham Park, Sydenham Thorpes, Jews Walk, Halifax Street and Cobb’s Corner. The council’s descriptions of four mention slate roofs: Sydenham Park’s 19th-century London stock brick, the Edwardian Thorpes Estate, Jews Walk’s Gothic Revival villas and Halifax Street’s mid-19th-century semis. Article 4 directions apply in Sydenham Thorpes, Halifax Street, Mount Ash Road and Lammas Green and at 35 to 35d Sydenham Park; Lewisham says they cover houses used as a single dwelling, where alterations to the roof, and other external changes visible from a public viewpoint, need planning permission. A battery joining an existing array changes nothing on the roof, but new panels on a street-facing slope there need that settled first, and a battery or inverter meant for a front wall is worth raising with Lewisham’s planners before its position is fixed. Lammas Green, the 1950s estate inside the Sydenham Hill conservation area, has been listed Grade II since 1998, so alterations affecting its character need listed building consent too. At SE26 addresses inside Bromley, Bromley’s planners decide instead.
0% VAT until 31 March 2027, and the London grant route
Since 1 February 2024, HMRC’s VAT Notice 708/6 has zero-rated a battery installed in a Sydenham home, owner’s terrace or let flat, with new panels or joining old ones. The 0% rate lasts until 31 March 2027, with 5% from 1 April 2027, and your written quotation confirms the VAT. Lewisham takes part in the Warm Homes: Local Grant through the Greater London Authority’s consortium. The grant needs a privately owned home rated EPC D to G, usually with household income of £36,000 or less, and in London household savings under £25,000 unless an exemption applies; it pays for a battery only alongside new or existing panels, and only where the battery cuts the household’s bills. The third of Sydenham households renting from the council or a housing association fall outside it. Our solar and battery grants guide sets out who qualifies.

02 Questions from Sydenham
Battery storage,
answered for Sydenham.
My flat is in a Lower Sydenham house that was split into flats. Can I have a battery fitted?
Normally only once whoever owns the building's structure, usually the freeholder, has agreed in writing; your lease sets out which alterations need consent. We fit batteries with solar panels, new or existing, and a converted house usually has one roof over every flat in it. You would not be unusual: at the 2021 Census, 23.6% of Lower Sydenham households had a flat in a converted or shared house. With consent agreed, we survey your own supply and quote.
Our home in Sydenham Wells belongs to a housing association. Could we have a battery, or a grant for one?
That decision sits with the housing association, since it owns the home and the roof, so put the request to it in writing. The Warm Homes: Local Grant, which reaches Lewisham through the Greater London Authority's consortium, needs a privately owned home rated EPC D to G, so council and housing association homes miss its basic test; 37.3% of Sydenham Wells households were social renters in 2021. If the landlord proceeds, a battery fitted in the home carries 0% VAT until 31 March 2027.
If UK Power Networks has a fault in SE26, does a battery keep the house running?
Not by default. A grid-tied battery with no backup function switches off when the network does; keeping selected circuits powered through a cut takes a backup-capable inverter plus wiring designed around it. Whether your system can have that is something we establish at survey, never something we assume. Every SE26 postcode we checked, on the Lewisham side and the Bromley side, is on UK Power Networks' London Power Networks licence, and 105, which is free, reaches its power-cut line.
We've had panels on our Sydenham terrace since before 2024. Would a battery added now be zero-rated, and must UK Power Networks be told?
Yes on both counts. HMRC has zero-rated a battery installed in a home, one joining existing panels included, since 1 February 2024, and that lasts until 31 March 2027; from 1 April 2027 the rate is 5%. For the network, the inverter ratings of battery and panels are added together against the G98 limit of 16 A per phase (3.68 kW on single phase). Under it, UK Power Networks is notified after commissioning; over it, a G99 application is needed first. Your existing inverter is where our survey starts.
