Beckenham Battery storage

Battery storage in Beckenham

Nearly half of Beckenham's households (45.9% across its three wards in 2021) lived in flats, and in Beckenham Town & Copers Cope 60.4% lived in purpose-built blocks alone, so a battery here often needs the freeholder's consent before anything else; in a house, the owner decides. We fit batteries alongside new solar panels or ones already on the roof, which PVGIS puts at 4,125 kWh a year for a 4 kWp array at BR3 1AA, and the G98 or G99 paperwork for UK Power Networks' London licence is included. Since February 2024 a battery installed in a home has been zero-rated: 0% VAT until 31 March 2027, then 5%.

Who says yes to a battery in Beckenham

Taken as Bromley’s Beckenham Town & Copers Cope, Clock House and Kelsey & Eden Park wards, Beckenham held 21,480 households at the 2021 Census, 45.9% of them living in flats of one kind or another, well above the 31.3% for Bromley as a whole. Purpose-built blocks alone housed 60.4% of Beckenham Town & Copers Cope’s households. Because we fit batteries as part of a solar system, new or retrofitted, and a block’s roof and external walls are normally the freeholder’s, a household there begins by asking for consent.

Houses held the other 54.1% (27.7% terraced, 18.2% semi-detached, 8.2% detached), and 65.7% of households owned their home, 30.2% outright and 35.5% with a mortgage. Private tenants, 23.5% across the three wards, need their landlord’s agreement first: one household in three in Beckenham Town & Copers Cope (33.3%), but only 12.9% in Kelsey & Eden Park.

Electric heating where the blocks are

In 2021, mains gas was the only central heating for 80.5% of households across the three wards, so in most homes here a battery’s evening work is lighting and appliances, filled from daytime solar. By contrast, 1,752 households (8.2%) relied on electric-only central heating, above Bromley’s 6.8%. That share climbs to 11.3% in Beckenham Town & Copers Cope and falls to 3.8% in Kelsey & Eden Park. The town-centre ward also has the highest shares of purpose-built flats and private renting of the three, so an enquiry from there can involve a freeholder’s or landlord’s consent as well as winter-heavy demand. An electrically heated home uses most in the months when a roof produces least, so we size its storage from its own usage profile and time of use.

Moving a BR3 roof’s output into the evening

Run for BR3 1AA, PVGIS (the European Commission Joint Research Centre’s solar tool) returns a long-term average of 4,125 kWh a year from 4 kWp of unshaded, south-facing panels at a 35° tilt: 1,031 kWh for each kWp. The value table below carries that figure through: with a 10 kWh battery, 2,310 kWh of it is used in the house rather than exported. It is worked for one band of the MCS self-consumption tables, 2,500 to 2,999 kWh of use a year with someone home half the day. A gas-heated interwar semi in Eden Park and an electrically heated home in Beckenham Town & Copers Cope will each sit differently against it, which is why your quotation is worked from your own usage, the times you use it and the roof you have.

Panels that went up before the battery

Across the whole of Bromley borough, DESNZ recorded 4,093 solar PV installations at the close of 2025, 68% more than the 2,431 of five years before; it does not break the figure down to BR3. Adding storage to one of those arrays is a retrofit, so before quoting we survey the panels already up there and the inverter they feed, and the combined system then goes to UK Power Networks as a G98 notification or G99 application (see below). What the installation itself includes, from commissioning to the monitoring app set up at handover, is on our battery storage service page.

Finding room for a battery, from Clock House to Elmers End

Beckenham’s housing is not one age. The Valuation Office Agency’s council tax count at 31 March 2026 put 59.4% of the 3,550 properties in the Clock House & Cator Park area before 1919, against 17.0% across Bromley, while Eden Park & Bethlem (62.9% of 3,500) and Elmers End (57.5% of 3,200) are mostly interwar, built between 1919 and 1939. At the other end, at least 1,420 of New Beckenham’s 5,700 properties went up in 2000 or later. A building’s age says nothing certain about its consumer unit or supply today, so the survey still checks both, then settles where the battery and inverter can sit and how the cable reaches the meter.

Bromley has drawn nine conservation areas wholly or partly inside the three wards, Beckenham Town Centre, Copers Cope, Elm Road and Southend Road among them. Indoors, a battery doesn’t normally count as development needing planning permission; on an outside wall it can alter a house’s appearance, so in those streets check with London Borough of Bromley first. The batteries section of our Kent and Bromley planning permission guide sets out the reasoning. Historic England has 28 list entries inside the wards, including the Grade II* Parish Church of St George; for a listed home, consent can reach work indoors as well as out.

Telling UK Power Networks, and what happens in a cut

BR3 1AA belongs to Elexon grid supply point group _C, so its local network is UK Power Networks’ London Power Networks licence; Westerham and West Wickham fall under its South Eastern licence, though the connection rules are the same. Those rules add a battery to any panels as generation. If the total stays within 16 A per phase (3.68 kW on an ordinary single-phase supply), it connects under G98 and is notified within 28 days of commissioning; beyond that, UK Power Networks must approve a G99 application before connection, and a battery added to an existing array can tip the total over. As with all our installs, the G98 notification or G99 application is included as standard.

When the grid goes down, a battery connected to it must stop exporting, and many systems switch off with it. Holding selected circuits up through an outage takes a system designed for backup, so if that matters, raise it at the survey. Report a cut in Beckenham on 105, a free call.

VAT relief to March 2027, and a survey from Keston

From 1 February 2024, HMRC’s VAT Notice 708/6 brought home batteries, supplied and fitted by the installer, into the zero rate, whether the battery arrives with new panels or joins an existing array. That 0% runs to 31 March 2027, with 5% charged from 1 April 2027, for a let town-centre flat and an owner-occupied Eden Park house alike; your written quotation confirms the VAT. Help for lower-income households and landlords is set out in our solar and battery grants guide.

Our office is at Glebe Farm Business Park, Keston, and Beckenham lies 4.9 miles (7.9 km) to the north-north-west as the crow flies, further by road. For an EICR, an emergency call-out or other electrical work on a BR3 home, see our Beckenham electrician page.

02 Questions from Beckenham

Battery storage,
answered for Beckenham.

We own a flat in a purpose-built block in central Beckenham. Can we have a battery?

Usually only once the freeholder agrees. We install batteries with a solar array, either one we fit at the same time or one already on the roof, and in a purpose-built block the roof and external walls are normally the freeholder's, not yours. Start with the alterations clause in your lease, then write to the managing agent. Around the town centre that is the first step for most households, since 60.4% of those in Beckenham Town & Copers Cope lived in purpose-built blocks at the 2021 Census. With written consent in hand, we survey the supply and where the battery could go, then quote.

Our Beckenham home is heated only by electricity. How would a battery be sized for us?

From your own consumption, not the value table on this page, which is worked on 2,500 to 2,999 kWh of household use a year. Electric-only central heating, found in 8.2% of Beckenham households and 11.3% in Beckenham Town & Copers Cope in 2021, puts much of a home's demand into winter, when a roof generates least. Bring twelve months of usage and your tariff's time bands to the survey, and we design the battery around your usage profile and time of use.

Will a battery keep our Beckenham house running in a power cut?

Only if it is designed for backup. When the network fails, a battery connected to it must stop exporting, and many systems go dark with the street; carrying particular circuits through a cut depends on backup hardware and wiring planned at design stage. If it matters, say so at the survey and check that the written quotation names it. Without backup, the battery sits idle until the supply returns. BR3 1AA is in UK Power Networks' London Power Networks area; 105 is the free number for its power-cut team.

Our Beckenham house already has solar panels. Does adding a battery need UK Power Networks' approval?

That turns on the combined size, because the connection rules treat a battery as generation added to your panels. At or below 16 A on each phase (3.68 kW, near enough, on a single-phase home), the battery goes in under G98, with notice to UK Power Networks due within 28 days of commissioning. Past that, it needs a G99 application, which must be approved before anything is connected, and a battery can push an array that was notified under G98 past the limit. We check your existing inverter first, and the notification or application is included.
