A dark street, a dark landing or just your board?
Every Maidstone postcode we checked, on both sides of the Medway, is on UK Power Networks’ South Eastern Power Networks (SPN) system. If the lamp posts and the houses next door go dark with yours, the fault is on that network, and no electrician can repair it. UK Power Networks asks people to check its online power-cut service first, and to ring 105 or 0800 31 63 105 if they are in danger, see damage to its equipment or cannot get online.
In and around the centre, flats add a middle step. 37.7% of households in High Street ward and 36.7% in Bridge ward live in purpose-built blocks, against 22.2% across the town’s eleven wards and 14.5% across the borough. In a block, look at the landing lights first: if the shared lights are out too, the fault is probably on the building’s supply or the network rather than in your flat, so tell the managing agent. If only your flat or house is dark, or there is a burning smell, a hot socket, sparking, water near a fitting, or a breaker that drops the moment you lift it, call us. Smoke or flame means 999 first.
21.8 miles from the office: what “within 30 minutes” means
Our team is on call 24 hours a day, 7 days a week, 365 days a year, and where emergency attendance is requested an engineer is dispatched within 30 minutes. Dispatched means sent to you, not arrived. Maidstone is 21.8 miles from our Keston office as the crow flies, the furthest of the 13 towns on our areas list, and the roads are longer than that, so ask for a likely arrival time when you call.
Until the engineer arrives, take the power away from the fault: with dry hands and a dry floor, switch off the faulty circuit, or the main switch if you cannot tell which, unplug whatever was running, and stop lifting a breaker that drops straight back. The engineer’s first job is making the installation safe; then the fault is traced and you are told what it was. Our emergency electrician service page sorts the faults that need someone tonight from the ones that can wait for a booked visit, and our guide to electrician call-out fees covers how emergency and out-of-hours premiums usually work.
West of the Medway and the centre: the oldest houses
The Valuation Office Agency dates about 16.8% of the 43,430 Council Tax properties in the town’s wards to before 1919, close to the borough’s 17.2% and below England’s 19.9%, but the average hides a sharp split: about 36% in Fant, 31% in High Street, 28% in East, 24% in Bridge and 21% in North. About 12% of the town’s properties are older than 1900, built before mains electricity reached ordinary homes, so whatever wiring they have was added after they were built. If you know when an older Fant or town-centre house was last rewired, or which rooms were added later, say so when you call: it tells the engineer where older and newer wiring are likely to meet.
The south-east of the town is a different stock. Park Wood and Shepway South have almost no pre-1919 property and Shepway North 3.3%, and in Shepway South about 70% of properties date from 1945 to 1972. That period is the town’s largest build band, about 26.7% of all its properties, so any wiring still original to those homes is more than 50 years old, and a breaker that keeps tripping in one of them needs its circuit tested, not another reset.
Bridge and High Street: electric heating and private renting
At the 2021 Census, 11.0% of the town’s households (4,393) heated with electricity alone, above the borough’s 8.2% and England’s 8.7%; in Bridge ward the share was 26.2% and in High Street ward 24.6%. In a home heated only by electricity, a heating circuit that trips on a winter night can leave no heat at all, so a heater, fused spur or switch that is hot or smells of burning is an emergency even while the lights still work.
The same two wards have the town’s highest shares of private renting: 35.3% of households in High Street ward and 32.9% in Bridge ward, against 21.2% town-wide and 17.3% across the borough. If you rent, tell your landlord or letting agent the same night as well as calling us, because repairs to the electrical installation are normally the landlord’s to arrange.
Medway floodwater and the listed town centre
The Environment Agency’s ‘River Medway at Maidstone’ flood warning area names Tovil, Allington, Allington Marina and Aylesford, and its wider ‘Lower River Medway’ alert area runs from Hampstead Lock at Yalding to Allington Lock, taking in Tovil and Maidstone with Millennium Park. If river water has reached sockets, the consumer unit or cable under the floor, use the main switch only if you can get to it without standing in water, and keep the power off until the circuits are tested, however dry the rooms look.
The town centre has a different constraint. Six conservation areas lie in the town, among them the Town Centre, All Saints Church and Rocky Hill, and 99 listed-building entries sit inside the Town Centre conservation area alone. Making a dangerous circuit safe comes first, but if the lasting repair means running new cable through a listed building, listed building consent from Maidstone Borough Council may be needed before that work starts. 02 Questions from Maidstone
Emergency electrician,
answered for Maidstone.
Our whole road in Maidstone lost power at once. Do we need an electrician?
Not first. A cut that takes the street lights and your neighbours with it is on the network UK Power Networks runs under its South Eastern Power Networks licence, so the repair is theirs. It asks you to check its power-cut service online, and to call 105 or 0800 31 63 105 if you are in danger, can see damage to its equipment or cannot get online. Ring us if yours is the only home dark, or a breaker drops back as you lift it.
How quickly can an engineer get to Maidstone?
Where emergency attendance is requested, an engineer is dispatched within 30 minutes, day or night, all year. Dispatched means sent to you, not arrived. Our office is 21.8 miles from Maidstone as the crow flies, further than from any other town on our areas list, and the road route is longer again, so ask for a likely arrival time when you ring. Leave the faulty circuit off in the meantime rather than testing whether it has recovered.
Our town-centre flat is heated by electricity alone and the heating has stopped. Is that an emergency?
It can be. In High Street ward 24.6% of households heat with electricity alone, and in Bridge ward 26.2%, against 11.0% across the town, so for a lot of homes there a dead heating circuit can mean no heat at all. If the breaker trips again as soon as you reset it, or a heater or its fused spur is hot or smells of burning, leave it off and call us. If you rent, tell your landlord or letting agent the same night.
River water reached our ground floor in Tovil. When can the power go back on?
Only after the circuits have been tested. Tovil is named in the Environment Agency's 'River Medway at Maidstone' flood warning area, with Allington, Allington Marina and Aylesford. Moisture can stay inside sockets, the consumer unit and cable under the floor long after the walls dry. Leave the main switch off, never stand in water to reach it, and tell UK Power Networks if water reached the sealed supply fuse, which belongs to the network.
