Sevenoaks Emergency electrician
Emergency electrician in Sevenoaks, from pre-1900 houses to purpose-built flats
You can call us 24 hours a day, 7 days a week, 365 days a year, and if emergency attendance is requested an engineer is dispatched within 30 minutes. Our office is in Keston, 8.6 miles from the centre of Sevenoaks in a straight line. If the houses opposite are dark too, it is most likely a power cut on UK Power Networks' network, so call 105 free; if only your home is affected, switch off at the consumer unit if you can reach it safely and call us. In the four Sevenoaks town wards, 80.6% of households heat with mains gas alone (Census 2021), so a dead supply usually stops the boiler as well, but a breaker that keeps tripping should stay off.

No power usually means no heating
At the 2021 Census, 6,612 of the 8,207 households in the four Sevenoaks town wards, 80.6%, heated their homes with mains gas and nothing else. That is well above the district’s 72.3% and England’s 74.0%, while oil-only heating, used by 6.7% of households across Sevenoaks District, accounts for just 1.0% in the town. A gas boiler needs electricity to light, run its pump and follow its thermostat, so in most Sevenoaks homes a fault that kills the supply on a winter night takes the heating with it. Do not keep lifting a tripped breaker to get the warmth back: one that drops the moment it is reset has found a fault, and forcing it sends current through whatever is damaged. For the 6.5% of households heating with electricity alone, the tripped circuit may be the heating itself, so say so when you ring.
Your fault, or the network’s?
The supply for TN13 1AA, in the town centre, comes through UK Power Networks under its South Eastern Power Networks licence, grid supply point group _J. If your neighbours’ windows are dark too, the problem is most likely on their network, and 105 is a free call that reaches them. A line brought down by a storm is theirs as well: keep well clear, call 105, and call 999 if anyone is in danger. A burning smell from a socket or switch, sparks from an accessory or a breaker that will not hold are faults in your own wiring, and those are ours to deal with. Smoke or flame means getting everyone out and calling 999 first.
Pre-1900 houses and post-war homes
The Valuation Office Agency dates 2,160 of the town’s 8,990 council-tax properties to before 1919, 24.0% against 18.6% across the district. 1,700 of them are older than 1900, which makes pre-1900 the largest of the VOA’s build-period bands in the town. Very few houses of that age were built with electric wiring, so theirs was added later and may have been altered more than once since, and a loose or tired joint where older cable meets newer is a common place for heat to build under load. Another 2,230 homes, 24.8% of the stock, were built between 1945 and 1972, so any original cable left in one of them is now more than fifty years old. In either, a warm socket plate, a browned switch or a smell of hot plastic means switching that circuit off at the board and leaving it off until it has been tested.
Four bedrooms, and sometimes two boards
At the 2021 Census, 36.9% of Sevenoaks households had four or more bedrooms, against 31.1% across the district and 21.1% across England, and 34.3% lived in a detached house. The VOA places 28.7% of the town’s properties in council tax bands G and H, against 18.1% across the district and 4.1% across England. In a house that size, an extension, a garage or a garden building may run from a board of its own, fed from the main one. If one part of the house goes dark while the rest stays lit, check every board you know of, then tell us how many there are and where they are.
Flats, leaks and landlords
A quarter of Sevenoaks households live in a flat, and 19.1% in a purpose-built block, against 11.7% across the district. In a block, water from the flat above becomes an electrical emergency once it reaches a ceiling light, a socket or the consumer unit. If the landing lights have gone out along with your flat, the fault is more likely on the block’s shared supply or the network than in your own wiring, so tell the managing agent or call 105. At the 2021 Census one household in five here rented privately, 20.3% against the district’s 13.4%, and 12.1% rented from a social landlord; if you rent, tell your landlord too, whatever the hour.
Listed homes and conservation areas
Historic England’s list has 189 entries inside the four wards, 114 in Sevenoaks Town and St John’s and 55 in Kippington. Eight conservation areas fall in or touch them, from Sevenoaks High Street, designated in 1971, to Hartslands in 2011, with The Vine, Kippington and Oakhill Road and Wildernesse among the rest. None of that delays making a fault safe: isolating a circuit and proving it dead changes nothing in the building. Sevenoaks District Council, at Argyle Road, advises contacting its planning team before even relatively minor external works in a conservation area, so if the lasting repair changes the outside of a building, such as a new external cable run or outside light, ask the council before it is booked.

02 Questions from Sevenoaks
Emergency electrician,
answered for Sevenoaks.
Our lights and gas boiler went off at the same time. Who do we call?
Look outside first. If the houses opposite are dark too, it is most likely a power cut on UK Power Networks' network: call 105, free, and the boiler should restart once the supply returns. If only your home is dark, open the consumer unit. A breaker that drops again as soon as you lift it has found a fault, so leave it off and call us. In the four Sevenoaks town wards 80.6% of households heat with mains gas alone, and a gas boiler cannot run without electricity.
Water is coming through our ceiling from the flat above. What should we do?
If the floor by your consumer unit is dry, switch off the main switch there. Keep away from any wet light fitting or socket, and do not switch anything back on to see whether it works. If the consumer unit itself or the floor beneath it is wet, do not touch it: keep clear and call us. Then warn the flat above so the leak can be stopped, and tell your managing agent. Nearly one Sevenoaks household in five (19.1% at the 2021 Census) lives in a purpose-built block, so a leak from upstairs is not a rare call.
Our Sevenoaks house is listed. Can an emergency repair still go ahead?
Making it safe can, straight away. Isolating the faulty circuit and proving it dead alters nothing in the building. The permanent repair may need listed building consent if it means a new cable route or a different fitting, because listing protects the inside of a building as well as the outside. The four town wards hold 189 list entries, 114 of them in Sevenoaks Town and St John's, so if yours is one, ask Sevenoaks District Council's planning team before the follow-up work is booked.
How quickly can an engineer get to Sevenoaks?
You can call us at any hour, any day of the year, and if emergency attendance is requested, an engineer is dispatched within 30 minutes. That is a commitment about setting off, not about arriving. Our office in Keston is 8.6 miles from the centre of Sevenoaks in a straight line and further by road, so ask for a likely arrival time when you call, and keep the faulty circuit switched off until the engineer is with you.
