Older than the wiring: Westerham’s pre-1919 houses

Valuation Office Agency records for 31 March 2026 put 740 properties in the Westerham and Crockham Hill ward, out of 2,120, before 1919. That is 34.9%, nearly double Sevenoaks District’s 18.6%, and 570 of those properties predate 1900. Widen the view to the area the House of Commons Library names Westerham & Brasted and the pre-1919 share climbs to 39.3%. Sevenoaks District Council’s conservation area appraisal describes the town’s cottages and larger houses as a mix of periods, tied together by orange-red brick, tile-hanging, and ragstone and brick walls.

Most houses built before 1900 were wired after they were finished, and usually more than once: a circuit for a new kitchen, a socket run for a loft room, each joined to whatever was already in place. The weak points sit where those rounds of work meet, at a joint under the floorboards or a junction box in the roof space, because a loose connection heats up under load. A socket plate that feels warm, brown marks on a switch, a smell of hot plastic, or an RCD that trips the moment you reset it all call for the same response: switch that circuit off at the consumer unit and leave it off until it has been tested. Our guide to the warning signs that a house needs rewiring covers the slower clues that show up between emergencies.

Street, shop or your own consumer unit?

The network feeding Westerham is run by UK Power Networks as South Eastern Power Networks. When the lamp posts outside and your neighbours’ windows are dark too, the fault is upstream of every house, and a free call to 105 reports it. When the dark stops at your door, open the consumer unit. A lever that has dropped and refuses to stay up means a fault in your own wiring, which is ours to find. Every lever up and still no power usually points to the main fuse in the sealed unit beside the meter, which belongs to UK Power Networks, so that is a 105 call too.

Flats change the order of checks. In 2021 the Census found 295 households out of 1,936 in the ward living in a flat or maisonette. Thirty-one of them lived in commercial buildings, which is how the Census counts a flat above a shop, and 38 in houses converted into flats or shared. In those, the meter and incoming cable may be in a shared cupboard or in the business downstairs, so ask a neighbour or the managing agent before deciding the fault is yours.

A dead board usually takes the heating with it. Electric heaters stop outright, and oil, bottled-gas and mains-gas boilers all need power for their pumps and controls. Oil is more common here than across the district as a whole: 221 households in the ward, 11.4%, ran on oil-only heating in 2021, about 1.7 times Sevenoaks District’s 6.7%, and another 143 used electric heating only.

Darent flood warnings start in Westerham

The Environment Agency names Westerham first in its “River Darent from Westerham to Sevenoaks” flood warning area, which follows the river through Brasted, Sundridge, Chipstead, Riverhead and Chevening to Sevenoaks and the M26. Its wider “River Darent from Westerham to Dartford” alert area starts in the town as well. A flood is not the only way water reaches wiring: a burst pipe in a loft, or under the suspended timber floor of an older house, can wet cables just as quickly. If water is touching sockets, a light fitting or the consumer unit, use the main switch only from somewhere dry, then leave it off. Water lingers in back boxes and joints long after the surfaces look dry, so every affected circuit needs testing before it goes back on.

A listed house in the conservation area

Westerham’s conservation area dates from 1973 and was enlarged in 1994. According to the council’s 2015 appraisal it covers some 36 hectares and holds about 100 listed buildings, with the Green, St Mary’s Church and Quebec House all inside its boundary; the review that year found no reason to redraw that boundary. The same document reminds owners that listing protects a building inside as well as out: Listed Building Consent is needed for any alteration that affects its character, whether the work is on an inside wall or an outside one.

That shapes the order of work. We make the installation safe first, then diagnose the fault and tell you what we found. Isolating a circuit and proving it dead leaves the fabric of a building untouched. A permanent repair may not, if it means running cable along a new route or swapping a period fitting, so in a listed house that part should be agreed with Sevenoaks District Council before it goes ahead.

02 Questions from Westerham

Emergency electrician,
answered for Westerham.

Your address says Westerham Road. Is the office in Westerham?

No. Our registered office is at Unit 2 Glebe Farm Business Park, Westerham Road, in Keston, over the Greater London boundary in the London Borough of Bromley, about 5.8 miles (9.3 km) north-north-west of Westerham as the crow flies. Ask for emergency attendance and an engineer is dispatched within 30 minutes, day or night, weekends included. The half hour runs to departure, not arrival, and the drive is longer than the crow's line, so ask for an expected arrival time on the phone.

Our oil boiler stopped when the power went. Is that an electrical emergency?

Look at the street first. If your neighbours are dark as well, it is a power cut: report it on 105, and the boiler will usually restart once the supply is back. If the rest of the road still has power, open your consumer unit. A breaker for the heating that keeps tripping as soon as you reset it points to a fault in your own installation, so leave it off and ring us. Oil-fired heating is more common in this ward than in the district overall: 11.4% of Westerham and Crockham Hill households relied on oil alone in 2021, compared with 6.7% for Sevenoaks District. If someone elderly, very young or unwell is in the house, tell us when you call.

We live near the Darent. What should we do if water gets into the electrics?

If water is reaching sockets, light fittings or the consumer unit, turn off the main switch only if you can do it without standing in water or touching anything wet. Otherwise keep clear and call us. Do not switch back on to see whether everything still works: water stays inside back boxes and under floors long after the surfaces dry, so each affected circuit needs testing first. The Environment Agency's warnings for this stretch are issued under the name 'River Darent from Westerham to Sevenoaks'.

We rent in Westerham. Do we ring the landlord or you?

Tell the landlord, letting agent or housing association straight away, at any hour. Repairs to the electrics in a rented home are normally theirs to arrange, they may already use an electrician, and in a block the problem can sit in a shared cupboard you have no key to. Renting is more common here than across the district: about one household in six in the ward rented privately in 2021 (16.1%, against Sevenoaks District's 13.4%), and nearly as many rented from a social landlord (14.7%). If you are asked to get someone out yourself, ring us, and leave the faulty circuit off in the meantime.
