Maidstone EV charger installation

EV Charger Installation in Maidstone, for Houses and Flats

In the 11 wards of Maidstone's built-up area 80.5% of households have a car or van, but 26.4% live in a flat and 21.2% rent privately (17.3% across the borough), so charging at home often turns on a parking bay and a landlord's consent rather than a drive. Those are the households OZEV's grants of up to £500 a socket are for, until 31 March 2027. A household that owns its house and drive gets nothing, and homes that park at the kerb have no approved route while Kent County Council does not allow cable gullies or mats across its pavements. We assess the supply and consumer unit before quoting, and every home charger is notified to UK Power Networks, the town's network operator.

Where Maidstone’s cars are parked at night

Census 2021 found a car or van in 80.5% of households in the 11 wards that make up Maidstone’s built-up area, and two or more in 38.4%. Those wards run from Allington and Fant in the west to Shepway South, where 70.5% of properties date from 1945 to 1972, and Park Wood, where 42.6% were built in 2009 or later (VOA). The Census counted cars, not driveways, so housing type is the best clue to where they park. Semis hold 31.6% of town households and terraces 27.1%, but detached houses only 14.6%, against 25.9% across a borough that also takes in Bearsted, Loose and the rural wards.

Flats change the picture near the centre. Purpose-built blocks house 22.2% of town households, against 14.5% borough-wide, rising to 37.7% in High Street ward and 36.7% in Bridge ward. In High Street ward 32.1% of households have no car, and for a flat there the first question is whether the block has a bay that is yours.

The £500 OZEV grants, and which Maidstone homes they reach

OZEV’s household and residential-landlord grants have been worth up to £500 a socket since 1 April 2026, and they close on 31 March 2027. A flat owner, or a tenant in any type of home, with a designated private space off the street can have 75% of buying and fitting a charger paid, up to £500, provided they keep, lease or have on order an eligible plug-in vehicle. That reaches more of the town than the borough: 21.2% of town households rent privately (35.3% in High Street ward), against 17.3% borough-wide. Residential landlords can claim up to £500 a socket, for up to 200 sockets. A household that owns a house with its own drive is shut out, and owner-occupiers are a smaller share here: 58.8% of town households, 40.8% in High Street ward, against 67.4% across the borough.

For the flats and renters grant the order matters. You apply on the government’s Find a Grant service with an installer’s quote, the charger must not go in until OZEV confirms you are eligible, and the authorised installer then takes the grant off the invoice and claims it. We are OZEV approved; the wider case for charging at home is in our guide to the benefits of installing a home EV charger in Kent.

Kerbside parking and Kent’s pavements

For homes with no off-street space, OZEV’s on-street grant pays up to £500 towards a charger, but only where a permanent cross-pavement channel has the highway authority’s consent; mats laid over a cable never qualify. In two-tier Maidstone that authority is Kent County Council, which says it does not currently allow cable gullies or cable mats on the highway while it waits for the Institution of Engineering and Technology’s update on electrical safety, and that it will decide later in 2026. Instead, the county is working towards 10,000 on-street public chargers across Kent. Fant (about 36%), High Street ward (31%) and East ward (28%) hold the town’s largest shares of pre-1919 property, and terraces house 35.6% of Fant’s households and 31.4% of East’s. Where such a home has no drive there is, for now, no grant-backed way to charge at the door.

The fallback is the public network: the Department for Transport counted 156 chargers across the whole borough, villages included, on 1 July 2026, 81 of them rated 50 kW or more. At 83.1 per 100,000 people, that is under half England’s 172.7.

Load, earthing and the SPN network

Before quoting, we assess the incoming supply and consumer unit, because a charger is a long, steady load on top of the home’s own. In Maidstone that check has more to weigh: one town household in nine (11.0%) heats with electricity alone, above England’s 8.7%, and the share is about a quarter in Bridge (26.2%) and High Street (24.6%) wards, where a car may charge beside the heaters on a winter evening.

Maidstone’s cables are run by UK Power Networks under its SPN licence (group _J for ME14 1AA). Each home charger is notified to it; if the supply cannot carry one, an application goes in before connection, and any bigger main fuse or new service cable is the operator’s job.

Earthing is checked whatever the age of the house, and the town’s housing spans every era: about 16.8% of its 43,430 council-tax properties predate 1919, 26.7% date from 1945 to 1972, the largest group, and 16.7% were built in 2009 or later. Where a home takes its earth from the network’s combined neutral and earth (a PME supply), BS 7671 does not let that earth be carried to a car parked outdoors unless a broken neutral is guarded against, usually by open-PEN detection in the charger or a separate earth electrode; the survey settles which. If the wall belongs to a listed building, fixing a charger to it can need listed building consent from Maidstone Borough Council first.

Charging from a Maidstone roof, and the distance from Keston

For a Maidstone roof, PVGIS gives about 4,227 kWh a year as the long-term output of a 4 kWp array facing south at 35°, unshaded, and DESNZ figures show 5,715 solar PV sites across the borough at the end of 2025, 75% more than in 2020. Every unit we list has a solar integration option, so a car on the drive on a sunny afternoon can soak up surplus instead of exporting it. The Hypervolt is our lowest guide price, from £1,080 + VAT. All prices are subject to VAT; VAT charges may vary depending on the job, and the exact VAT applicable to your work is confirmed on our written quotation. All six units are priced on our EV charger installation page.

Keston, where our office is, lies 21.8 miles west of Maidstone in a straight line, and the road journey is longer, so the town is the furthest of the 13 on our areas list. For an old consumer unit or other wiring that needs work first, our electrician in Maidstone page is the place to start.

02 Questions from Maidstone

EV charger installation,
answered for Maidstone.

We own our semi in Shepway North and park on the drive. Will OZEV pay towards a charger?

No. OZEV's household grants, worth up to £500 a socket since 1 April 2026 and closing on 31 March 2027, are for flat owners, tenants, landlords and on-street households, and a family that owns both its house and its drive is none of those. Shepway North is mostly owner-occupied (64.5% of households) and semi-detached (46.5%) at the 2021 Census, and about 80% of its properties were built between 1919 and 1972 (VOA), so the survey looks closely at the consumer unit and earthing you have today. The Hypervolt is guided from £1,080 + VAT. All prices are subject to VAT; VAT charges may vary depending on the job, and the exact VAT applicable to your work is confirmed on our written quotation.

My rented flat near Maidstone town centre comes with a numbered bay in the car park. Can I have a charger, and will OZEV help?

Probably. OZEV's flats and renters grant pays 75% of buying and fitting the charger, capped at £500, until 31 March 2027, if the bay is designated, private and off the street, you can show a legal entitlement to it and reach it at all times, and you keep, lease or have been assigned an eligible plug-in vehicle, or have one on order due within three months. Get written consent from your landlord, and from the freeholder or managing agent, before you apply, since the cable may cross shared parts of the block. You apply yourself on the government's Find a Grant service, and nothing is fitted until OZEV confirms you are eligible. In High Street ward, 35.3% of households rent privately and 37.7% live in a purpose-built flat.

Our Victorian terrace in Fant has no drive. Can we run a charging cable across the pavement?

Not across a Kent County Council pavement, for now. The county is Maidstone's highway authority, and its charging page says it does not currently allow cross-pavement solutions such as cable gullies or cable mats on the highway, while it waits for an update on electrical safety from the Institution of Engineering and Technology; it expects to decide later in 2026. OZEV's on-street grant, worth up to £500 until 31 March 2027, is only paid where a permanent cross-pavement channel has the highway authority's consent. About 36% of Fant's properties were built before 1919, the highest share of any town ward, and 35.6% of its households live in a terrace. Meanwhile the borough had 156 public chargers on 1 July 2026 (DfT).

Our flat in Bridge ward is heated by electricity. Will the supply take a charger as well?

Usually, but that is settled before anything is quoted. At the 2021 Census 26.2% of Bridge ward households relied on electricity alone for heating, more than twice the town-wide 11.0%, and 36.7% lived in a purpose-built flat, so a charger may run alongside the heaters on a winter evening. The assessment adds the charger to the flat's existing demand. If it does not fit, the choice is a charger set to limit its own current, or a supply upgrade, which is UK Power Networks' own work.
