Solar panels in Sevenoaks
PVGIS models 4,192 kWh a year for an unshaded, south-facing 4 kWp roof in central Sevenoaks, and Coutts Electrical, an MCS-certified solar PV installer on TrustMark's register, works from Keston, 8.6 miles away in a straight line. Sevenoaks houses run large and old: in the four town wards 34.3% of households live in a detached house, and the Valuation Office Agency dates 24.0% of the town's council-tax properties to before 1919. Eight conservation areas lie in or touch those wards and 189 listed-building entries sit inside them, so check the address for listing and conservation status before choosing a slope.

4,192 kWh from a south slope in TN13
PVGIS, the EU Joint Research Centre’s solar model, gives an unshaded 4 kWp array in central Sevenoaks, facing south at 35°, 4,192 kWh a year: about 1,048 kWh per kWp, third-highest of the 13 towns we cover after Tonbridge and Maidstone. Turn the same array east and it models 3,332 kWh; west, 3,311 kWh. That loss of 860 to 881 kWh is about six times the 141 kWh separating Croydon, the lowest of our 13 towns, from Tonbridge, the highest, so on a Sevenoaks house the slope matters far more than the postcode. Our guide to whether solar is worth it in Kent works the payback through for both orientations, and the table further down puts a first-year value on the south-facing figure.
Large houses, and who can say yes
At the 2021 Census the four wards that carry the town’s name, Sevenoaks Eastern, Kippington, Northern, and Town and St John’s, held 8,209 households; Riverhead, Dunton Green, Seal and Sevenoaks Weald are not part of them. 34.3% of those households lived in a detached house, against 22.9% across England, and 36.9% had four or more bedrooms, against 21.1%. In the 12 small areas that best fit the wards, the Valuation Office Agency places 28.7% of properties in council tax bands G and H: seven times England’s 4.1%, and well above the district’s 18.1%.
Two homes in three are owned (65.9%), fewer than across Sevenoaks District (71.5%), and private renting makes up the gap: 20.3% of households rent privately, against the district’s 13.4%. With 12.1% renting from a social landlord, mostly housing associations rather than the council (1.4%), and 1.6% in shared ownership, about a third of Sevenoaks households need a landlord’s or housing provider’s agreement before panels go up.
A quarter of households (25.5%) live in flats, 19.1% of them in purpose-built blocks, against 11.7% across the district. A block’s roof is usually held by the freeholder, and the Planning Portal notes that leaseholders may need permission from their landlord, freeholder or management company. For the 1.3% of households living in a commercial building, above a shop for example, neither the house nor the flat rules may apply, so ask Sevenoaks District Council first.
A town older than its district
Of the 8,990 council-tax properties in those 12 small areas, the VOA dates 2,160 (24.0%) to before 1919, against 18.6% across the district and 19.9% across England, and 1,700 (18.9%) to before 1900 alone. A further 1,580 (17.6%) went up between 1919 and 1939, while only 870 (9.7%) date from 2009 or later. The Planning Portal says building regulations normally apply to roof-mounted panels and that the roof’s ability to carry their weight has to be checked; on a roof well over a century old, that check comes before any panel layout is drawn.
Eight conservation areas and 189 listed entries
Eight of Sevenoaks District Council’s 41 conservation areas lie in or touch the four wards, from Sevenoaks High Street, first designated in 1971, to Hartslands in 2011. The council says even minor works such as external painting, cladding or altered doors and windows can affect an area’s character, and advises contacting its planning team first. Under the national rules in force on 15 October 2026, the pitched roof of an unlisted house in one of these areas can still take panels without an application, street-facing slope included, within the 0.2 m and roof-height limits, unless an Article 4 direction removes the right. A wall, balcony or roof enclosure fronting a highway is outside those rules, and a flat roof needs the council’s prior approval.
Listing goes further. Historic England’s list holds 189 entries inside the four wards, 2 at Grade I, 12 at Grade II* and 175 at Grade II; 114 are in Town and St John’s ward and 55 in Kippington. Neither a listed house nor a building in its curtilage has the permitted development right, so panels need planning permission, and listed building consent can reach indoor work such as cable routes. Our guide to planning permission for solar panels in Kent sets out every limit and how to check your own address.
G98 or G99 on the South Eastern licence
A lookup on TN13 1AA returns Elexon grid supply point group _J, the area of UK Power Networks’ South Eastern Power Networks licence. If a home’s generators, a battery included, total no more than 16 A per phase (3.68 kW on a single-phase supply), the installer notifies UK Power Networks under G98 within 28 days of commissioning; anything larger needs a G99 application, accepted before connection. Our guide-priced systems run from 4kWp to 8kWp, each with 10kWh of battery capacity, so the inverters specified for your house decide which route applies, and the G98 or G99 paperwork is included as standard.
From Glebe Farm Business Park to TN13
Our office at Glebe Farm Business Park, Keston, is 8.6 miles north-west of central Sevenoaks in a straight line, further by road. Every Sevenoaks solar panels installation is designed and installed by our own qualified electricians. On TrustMark’s register, licence 2677315 covers two trades, electricians and MCS solar panel installers, with NICEIC as the scheme provider. MCS certification is what qualifies a system for Smart Export Guarantee payments, and on the panels-only row of the table below 3,437 of the 4,192 kWh a year is exported. We are also a Which? Trusted Trader and RECC member 00072268; our guide prices, with their conditions, are on solar panel cost in Kent.
Sevenoaks District Council holds its own Warm Homes: Local Grant allocation, £1,670,000 on the government list of 2 July 2026, for lower-income households in homes rated EPC D to G. Whatever the household’s income, panels and batteries installed in a home carry 0% VAT until 31 March 2027, rising to 5% on 1 April 2027; solar panel grants in Kent explains both. DESNZ counted 3,282 solar PV sites across the district at the end of 2025, up 84% in five years, but that is a district figure running from Swanley to Edenbridge, not one for the town. If an older Sevenoaks house needs its wiring or consumer unit checked first, see our page for an electrician in Sevenoaks.

02 Questions from Sevenoaks
Solar panels,
answered for Sevenoaks.
Can a house in the Kippington, Vine or High Street conservation area in Sevenoaks have solar panels?
Usually, on a pitched roof. Under the national permitted development rules as they stood on 15 October 2026, panels on any slope of an unlisted house, the one facing the street included, need no application while they stand no more than 0.2 m proud of the slope and no higher than the roof's highest part, chimneys aside, unless an Article 4 direction has removed that right. Inside any of the eight conservation areas in or touching the town wards, panels on a wall, balcony or roof enclosure fronting a highway fall outside those rules, and a flat-roof array needs Sevenoaks District Council's prior approval first. A listed house needs planning permission.
Our house in Sevenoaks is a listed building. Can panels still go on it?
Possibly, but only with permission. Permitted development excludes a listed house and any building within its curtilage, a detached garage for example, so you would apply to Sevenoaks District Council for planning permission. Listed building consent covers any work that would affect the building's character, inside as well as out, so the application should show where the cables run and where the inverter and battery go. Historic England's list holds 189 entries within the four town wards, 114 of them in Sevenoaks Town and St John's.
Can a Sevenoaks household get a grant towards solar panels?
Some lower-income households can. Sevenoaks District Council has its own Warm Homes: Local Grant allocation, £1,670,000 on the government list updated 2 July 2026, for privately owned homes, rented ones included, rated EPC D to G where household income is usually £36,000 or less. ECO4, for low-income households, ends on 31 December 2026 and funds solar only alongside qualifying electric heating, while 80.6% of households in the town wards heated with mains gas alone in 2021. For everyone, panels installed in a home carry 0% VAT until 31 March 2027, then 5% from 1 April 2027.
Our Sevenoaks roof faces east and west, not south. Is solar still worth it?
Usually, though the payback takes longer. PVGIS models 3,332 kWh a year for a 4 kWp array facing east in central Sevenoaks and 3,311 kWh facing west, against 4,192 kWh facing south, about a fifth less. With less generated, more of it is used in the house: for a home using 2,500 to 2,999 kWh a year and occupied half the day, the MCS MGD 003 tables put that share at 20% without a battery and 63% with 10 kWh of usable storage, against 18% and 56% facing south. Our written quotation is based on your usage profile, time of use and the roof space available.
