Solar panels in Beckenham

PVGIS models 4,125 kWh a year from an unshaded, south-facing 4 kWp array at BR3 1AA, and in Kelsey & Eden Park, where 80.9% of households lived in a house and 77.6% owned their home at the 2021 Census, the decision usually rests with the household. Nearer the town centre it often doesn't: 60.4% of households in Beckenham Town & Copers Cope live in purpose-built flats, and nine Bromley conservation areas lie in or touch the town's three wards. Coutts Electrical, 7.2 miles away in a straight line at Biggin Hill, designs each system and makes the G98 or G99 submission to UK Power Networks as part of every install.

Whose roof is it?

At the 2021 Census, Beckenham’s three Bromley wards, Beckenham Town & Copers Cope, Clock House, and Kelsey & Eden Park, held 21,480 households, and 45.9% of them lived in a flat, against 31.3% across the borough. For solar, that matters before anything else. In Beckenham Town & Copers Cope, 60.4% of households lived in purpose-built blocks and 33.3% rented privately, so panels there are usually a question for a freeholder, a management company or a landlord. In Kelsey & Eden Park, 80.9% lived in a house and 77.6% owned their home, and the household can usually decide for itself. Clock House sits between the two: 57.5% in a house, and 14.2% in a flat within a converted or shared house, the highest share of the three wards.

Clock House’s pre-1919 streets, Eden Park’s interwar ones

The Valuation Office Agency’s count at 31 March 2026 shows Beckenham’s housing changing age from one neighbourhood to the next. In Clock House & Cator Park, 59.4% of 3,550 properties were built before 1919, and 1,310 before 1900. In Eden Park & Bethlem, 62.9% of 3,500 date from 1919 to 1939, as do 57.5% of 3,200 in Elmers End. The Planning Portal says building regulations normally apply to roof-mounted panels, including a check that the roof can carry their weight. On a Clock House home built before 1900, ask for that check at the survey, along with which way each slope faces and what shades it.

Nine conservation areas and 28 listed entries

Nine of Bromley’s 47 conservation areas lie in or touch Beckenham’s three wards: Beckenham Town Centre, Chancery Lane, Barnmead Road, Downs Hill, Southend Road, Beckenham Place Park, Copers Cope, Elm Road and Manor Way. Beckenham Town Centre spans all three wards, part of Barnmead Road lies outside them, and the Park Langley and Aldersmead Road areas sit just beyond their edge, so check an address on the council’s interactive map rather than going by its BR3 postcode.

Inside any of the nine, panels on a house’s pitched roof are still permitted development, even on the slope facing the street, if they stand no more than 0.2 m proud and sit no higher than the roof’s highest part. What changes is that walls, balconies and roof enclosures fronting a highway are excluded, and a flat-roof array needs a prior approval application to Bromley first. An Article 4 direction can also switch the right off. Bromley’s list includes directions titled Barnmead Road and Chancery Lane, and neither title says which classes it removes, so open the direction for your road and look for Part 14. Our guide to planning permission for solar panels in Kent and Bromley sets out each limit as amended on 27 August 2026.

Historic England’s list has 28 entries inside the wards: the Parish Church of St George at Grade II*, and 27 at Grade II, among them Beckenham Public Hall, the Rawlins Almshouses, Copers Cope House and two entries in Kelsey Square. Panels on a listed building, or on one within its curtilage, need planning permission, plus listed building consent if they would affect its character.

What a BR3 roof generates, and what it costs

At BR3 1AA, PVGIS, the EU Joint Research Centre’s solar model, gives 4,125 kWh a year for an unshaded 4 kWp array facing due south at 35°, about 1,031 kWh per kWp. In a town where 35.8% of households live in purpose-built blocks, check what a taller neighbour does to a roof’s light, because that figure allows for no shade from buildings or trees. The first-year values in the table below start from it.

DESNZ’s 2025/26 cost data puts Beckenham, with the rest of Bromley, in its London region, where systems up to 4 kW averaged £2,101 per kW installed, against £1,859 in the South East, homes and businesses counted together. Our guide to solar panel costs in Kent and south-east London sets those beside our own guide prices, and solar panel grants in Kent covers what Bromley households can and can’t claim. DESNZ counted 4,093 solar PV sites across Bromley at the end of 2025, up 68% from 2,431 five years earlier, but that table stops at the borough and has no row for Beckenham.

The London licence, 7.2 miles from Biggin Hill

UK Power Networks runs Beckenham’s network under its London Power Networks licence: BR3 1AA returns grid supply point group _C, while West Wickham and Westerham, further south, are on its South Eastern licence. The connection rules are the same on both, and the G98 notification or G99 application is included in every system we fit; the questions below explain which applies.

Our office at 214 Main Road, Biggin Hill, is 7.2 miles (11.5 km) south-south-east of Beckenham in a straight line, further by road. TrustMark’s register (licence 2677315) names NICEIC as our scheme provider and lists us for solar PV under MCS; we are also RECC member 00072268 and a Which? Trusted Trader. Every solar panel system we install is designed and fitted by our own qualified electricians, not a commission-led sales team. For wiring, testing or other work in the house, see our electrician in Beckenham page.

02 Questions from Beckenham

Solar panels,
answered for Beckenham.

Can I have solar panels on my house in a Beckenham conservation area?

Usually, yes. In Copers Cope, Elm Road, Manor Way or any of the other six, panels on a house's pitched roof, the slope facing the street included, are permitted development if they stand no more than 0.2 m proud and sit no higher than the highest part of the roof, chimneys excluded. The designation rules out panels on a wall, balcony or roof enclosure fronting a highway, and a flat-roof array needs a prior approval application to Bromley first. A listed house, or an Article 4 direction that removes the solar right, means a planning application.

Our flat is in a converted house in Clock House. Can we have solar panels?

Possibly, but the building decides, not one flat. In 2021, 14.2% of Clock House households lived in part of a converted or shared house, the highest share of Beckenham's three wards. A house converted wholly into flats counts as a block of flats in planning law: panels no more than 0.2 m out from a wall or pitched roof, and nothing above its highest part. Read the lease first, as the freeholder or management company may need to agree; if the ground floor is a shop, ask Bromley.

Can a Beckenham household get a grant for solar panels?

Most can't. Bromley is in the Greater London Authority's consortium for the Warm Homes: Local Grant, for privately owned homes rated EPC D to G, where household income is usually £36,000 or less and savings under £25,000. ECO4, for low-income households, ends on 31 December 2026 and funds solar only alongside a heat pump or qualifying electric heating; 8.2% of households in the three wards had electric-only central heating in 2021, though not every electric system qualifies. Panels fitted in a home carry 0% VAT until 31 March 2027, then 5%.

Does UK Power Networks have to approve panels on a Beckenham roof first?

Not for most homes. BR3 1AA, the Beckenham postcode we checked, is on UK Power Networks' London Power Networks licence. If the generation, with any battery counted in, totals 16 A per phase or less, about 3.68 kW on a single-phase supply, the system falls under G98 and is notified to UK Power Networks within 28 days of commissioning. A larger system needs a G99 application, and the network operator's answer, before installation. Coutts Electrical makes whichever submission applies as part of the install.
