Sydenham Solar panels

Solar panels in Sydenham

PVGIS models 4,115 kWh a year from an unshaded, south-facing 4 kWp array in Sydenham, but at the 2021 Census 64.0% of households here lived in a flat and only 43.8% owned their home, so many Sydenham roofs are a freeholder's or landlord's decision. On a house in Sydenham Thorpes, Halifax Street or Mount Ash Road, check Lewisham's Article 4 directions first; Lammas Green is Grade II listed, so panels there need planning permission. Coutts Electrical, MCS-certified for solar PV and 8.8 miles away in Biggin Hill in a straight line, makes the G98 or G99 submission to UK Power Networks on every install.

Whose roof is it in Sydenham?

Here Sydenham means the three Lewisham census areas the House of Commons Library names after the town: Upper Sydenham, Sydenham Wells and Lower Sydenham, home to 9,790 households in 2021. Of those, 43.8% owned their home, 33.2% rented from the council or a housing association and 21.7% from a private landlord. For more than half of Sydenham’s households, then, the roof is a landlord’s decision before it is theirs.

Only 35.8% of households lived in a whole house. In Lower Sydenham 28.0% lived in a terrace and 23.6% in a flat within a converted house; in Upper Sydenham 53.8% lived in purpose-built flats. For a flat of either kind, the roof is a question for the whole building and whoever owns its freehold.

Slate roofs, Article 4 streets and Lammas Green

Six of Lewisham’s conservation areas are in Sydenham, and the council’s descriptions of four mention slate roofs: Sydenham Park’s London stock brick houses, built in stages in the second half of the 19th century, the Edwardian Thorpes Estate laid out from 1901 to 1914, the Gothic Revival villas of Jews Walk under steeply pitched roofs, and the mid-19th-century semis of Halifax Street. Sydenham Hill takes in Mount Gardens, Mount Ash Road’s Victorian byelaw housing and Lammas Green, and Cobb’s Corner centres on the junction where Westwood Hill and Kirkdale meet Sydenham Road.

Being in one of the six doesn’t by itself stop panels on a house’s pitched roof, the street side included, if they sit no more than 0.2 m out from the slope and below its highest part. A flat-roof array needs Lewisham’s prior approval first. Article 4 directions add a local layer: Lewisham lists them for Sydenham Thorpes, Halifax Street, Mount Ash Road, Lammas Green and 35 to 35d Sydenham Park. It says that under them, external changes to a single-dwelling house that can be seen from public viewpoints, roof alterations included, need planning permission. A direction removes only the rights it names, so on those streets ask Lewisham whether yours reaches solar panels before a front-slope layout is drawn.

Lammas Green, the 1950s estate listed Grade II in 1998, sits outside the solar permitted development rights: panels there need planning permission, and listed building consent where they would affect its character. Our guide to planning permission for solar panels sets out each limit.

Pre-1919 roofs and post-war ones

The Valuation Office Agency dates 33.7% of Sydenham’s 10,710 properties to before 1919, and 27.0% to before 1900; in Lower Sydenham the pre-1919 share reaches 54.4%. Another 30.9% were built between 1945 and 1972, nearly double Lewisham’s 15.7%, while the inter-war years account for just 7.3% here, against 17.5% across the borough. Building regulations normally apply to roof-mounted panels, including a check that the roof can carry them, and on a pre-1919 house in Lower Sydenham that check belongs in the survey.

4,115 kWh a year on an SE26 roof

PVGIS gives 4,115 kWh a year for an unshaded 4 kWp array facing south at 35° in Sydenham, about 1,029 kWh per kWp. Of the 13 towns on our area pages only Croydon, at 4,104 kWh, comes out lower, so the value table below starts from one of the lower yields we model.

DESNZ counted 2,354 solar PV sites across Lewisham at the end of 2025, 68% more than the 1,400 five years earlier: about 19 for every 1,000 Lewisham households, against about 30 in Bromley. It publishes no figure for Sydenham alone.

London Power Networks, either side of the borough line

All seven SE26 postcodes we checked, five in Lewisham and two in Bromley, return grid supply point group _C, UK Power Networks’ London Power Networks licence. If the panels, with any battery counted in, total 16 A per phase or less, about 3.68 kW on a single-phase supply, the system is notified to UK Power Networks under G98 within 28 days of commissioning. A larger one needs a G99 application before installation; either submission is part of every install we do.

Grants, VAT and the trip from Biggin Hill

Lewisham is in the Greater London Authority’s consortium for the Warm Homes: Local Grant, which covers privately owned homes rated EPC D to G where household income is usually £36,000 or less; in London, savings must also be under £25,000, with some exemptions. Council and housing association homes, a third of Sydenham’s households, fall outside it. ECO4, which ends on 31 December 2026, funds solar for low-income households only where the home has, or is getting, a heat pump or qualifying electric heating, and at the 2021 Census 77.3% of Sydenham households heated with mains gas alone. Panels installed in a home carry 0% VAT until 31 March 2027, then 5%. Our guide to solar panel grants in Kent and south-east London covers each test.

Our office at 214 Main Road, Biggin Hill, is 8.8 miles (14.1 km) from Sydenham in a straight line, further by road. TrustMark’s register (licence 2677315) names NICEIC as our scheme provider and lists us as solar panel installers (PV) under MCS, and we are RECC member 00072268 and a Which? Trusted Trader. How we survey, design and commission a system is on our solar panels service page; other SE26 work is on our electrician in Sydenham page.

02 Questions from Sydenham

Solar panels,
answered for Sydenham.

My house is in Sydenham Thorpes. Does the Article 4 direction stop me putting panels on the front slope?

Ask Lewisham before a front-slope layout is drawn. The council lists an Article 4 direction for Sydenham Thorpes and says that, under its directions, external changes visible from public viewpoints, alterations to the roof of a house among them, need planning permission. The directions apply only to houses in use as a single dwelling. A direction removes only the permitted development rights it names, so whether this one reaches solar panels is a question for Lewisham's planners. The council's test is what can be seen from a public place, so note which of your slopes are visible from the street.

Our flat is in a converted house in Lower Sydenham. Can the building have solar panels?

Possibly, as a building rather than one flat. In 2021, 23.6% of Lower Sydenham households lived in a flat within a converted or shared house. Planning law treats a house converted wholly into flats as a block of flats, which can take panels no more than 0.2 m out from a pitched slope and no higher than the roof's highest part. The Planning Portal notes leaseholders may need the freeholder's or management company's agreement, so read the lease first. If the ground floor is a shop, ask Lewisham.

Does a Sydenham roof generate less than one further out in Kent?

Slightly, on the model. PVGIS gives 4,115 kWh a year for an unshaded, south-facing 4 kWp array at 35° in Sydenham. Of the 13 towns on our area pages only Croydon, at 4,104 kWh, models lower, and Tonbridge, the highest, gives 4,245 kWh, about 3% more. That figure assumes no shade at all, so the survey checks what neighbouring buildings and trees do to each slope's light as well as which way it faces.

My SE26 address is on the Bromley side. Do Lewisham's planning rules still apply?

No, Bromley's do. Some SE26 postcodes, among them SE26 6EG and SE26 5FF, are in the London Borough of Bromley, in its Penge & Cator and Beckenham Town & Copers Cope wards. Lewisham's Sydenham conservation areas and Article 4 directions don't cover them, and Bromley is the planning authority. The network doesn't change at the borough line: both Bromley postcodes we checked return the same London Power Networks group, _C, as the Lewisham side, so the G98 or G99 step with UK Power Networks is identical.
