West Wickham Solar panels

Solar panels in West Wickham

84.3% of West Wickham ward's households own their home, against 68.5% across Bromley. Panels kept within the limits on a house's pitched roof are permitted development, no conservation area touches the ward to add further limits, and a listed building is the main exception. PVGIS models 4,128 kWh a year for an unshaded, south-facing 4 kWp roof here, and Coutts Electrical, 4.9 miles away at Biggin Hill, takes care of the G98 notification or G99 application to UK Power Networks on every install.

A ward of owner-occupied 1930s houses

On the Valuation Office Agency’s 2026 count, 3,310 of the 5,050 homes in Bromley 030, the Census area that holds eight of West Wickham ward’s ten small areas, were built between 1930 and 1939. That is 65.5%, against 25.6% across the London Borough of Bromley. Only 2.6% predate 1919, where the borough figure is 17.0%. The ward’s other two small areas, Bromley 021E and 027E, follow the same pattern, with 900 of their 980 homes from the 1930s.

Most of those homes belong to the people living in them. At the 2021 Census, 84.3% of the ward’s 5,709 households owned their home, 44.9% outright and 39.4% with a mortgage or loan, against 68.5% borough-wide. 82.9% lived in a whole house, and the semi led by a distance: 47.3% of households, against 29.9% across Bromley. For most West Wickham households, then, the decision to fit panels is their own; the questions below cover tenants and flats.

No conservation area, seven listed entries

Bromley says it has 47 conservation areas. None in its Local Plan list is named after West Wickham, and the boundaries the council supplies to planning.data.gov.uk put none inside the ward or across its edge. So the extra limits a conservation area brings, no panels on a wall, balcony or roof enclosure that faces onto a highway and the council’s prior approval before panels go on a flat roof, don’t apply to a house in the ward. Near its edges, check Bromley’s interactive map: The Broadoaks Estate, Durham Avenue, Park Langley and Hayes Village conservation areas lie close by, as does the one covering Bromley, Hayes & Keston Commons, and Addington Village is just over the border in Croydon. Some BR4 9 addresses, Grade I Wickham Court and the Grade II* Church of St John the Baptist among them, sit in Hayes & Coney Hall ward instead, so the ward figures on this page don’t describe them.

Historic England’s list has seven entries inside the ward, all Grade II: The Swan public house, 18 High Street, Glebe House, Oak Lodge, Unigate Dairies, 25 Corkscrew Hill and, since 2017, the West Wickham War Memorial. The solar permitted development right excludes a listed building and anything within its curtilage, so panels there need planning permission, plus listed building consent if the work would affect the building’s character.

The Article 4 directions, and why none stops solar

Bromley’s Article 4 register lists three directions under West Wickham’s name. Two, from 1995 and 2004, take away the right to put up gates, fences and walls (Part 2, Class A) on land off Layhams Road, north-east of its junction with Sheepbarn Lane and at Layhams Farm, which the directions themselves place in Keston. The third covers West Wickham Town Centre: on the register from 23 May 2023 and modified by the Secretary of State on 12 September 2023, it withdraws Class MA, the right to turn commercial premises into homes. Two more entries, both from 1 September 2022, cover every Bromley ward except Biggin Hill and Darwin, and their published text withdraws Class L, the right to change a house into a small house in multiple occupation and back. None of them is about solar panels. Our guide to solar panels and planning permission in Kent and Bromley explains how a direction works and how to check which classes it names.

4,128 kWh a year, and where that ranks

For a 4 kWp array on an unshaded West Wickham roof, facing due south at 35°, the European Commission Joint Research Centre’s PVGIS model gives a long-term average of 4,128 kWh a year, or 1,032 kWh per kWp. Among the 13 towns we cover, only Croydon (4,104), Sydenham (4,115) and Beckenham (4,125) model lower, and Tonbridge, the highest at 4,245, is under 3% ahead. A slope facing east or west, or a neighbour’s tree, costs far more than those gaps. Our guide to what solar panels cost in Kent and south-east London lists West Wickham’s figure and places the town, with the rest of Bromley, in DESNZ’s London cost region.

DESNZ’s count of solar installations stops at the borough: 4,093 across Bromley at the end of 2025, up 68% from 2,431 at the end of 2020. Its local authority table has no ward breakdown, so it can’t say how many of the ward’s 4,726 households in a whole house already have panels.

The South Eastern licence, inside a London borough

UK Power Networks runs the local network, and in West Wickham it does so under its South Eastern Power Networks licence, though the ward is in a London borough: BR4 0AA and BR4 9AA, both inside it, return grid supply point group _J. The postcodes we checked in Bromley town, Bickley, Beckenham and Chislehurst return London Power Networks instead. The paperwork is the same under either licence. Under G98, a system whose generating units, any battery included, add up to 16 A per phase or less, about 3.68 kW on a single-phase supply, is installed first and reported to UK Power Networks within 28 days of commissioning; anything bigger needs a G99 application before work starts. Every Coutts Electrical install includes whichever one a West Wickham system needs.

From Biggin Hill, 4.9 miles away

West Wickham is the nearest of our Bromley towns to the office at 214 Main Road, Biggin Hill: 4.9 miles (7.9 km) north-north-west of it as the crow flies, further by road, with only Westerham, in Sevenoaks District, closer. TrustMark’s register (licence 2677315) lists Coutts Electrical’s trades as electricians, with NICEIC as scheme provider, and solar PV installation under MCS, the certification that lets a system qualify for Smart Export Guarantee payments. The company is also a member of the Renewable Energy Consumer Code (00072268) and a Which? Trusted Trader. Design and installation stay with our own qualified electricians, not a sales team; our solar panel installation page sets out what every system includes. For the rest of a West Wickham house’s wiring, see our electrician in West Wickham page.

02 Questions from West Wickham

Solar panels,
answered for West Wickham.

Do I need planning permission for solar panels on my West Wickham house?

Usually not. Panels on a house's pitched roof are permitted development if they stand no more than 0.2 m proud of the slope and no higher than the top of the roof, chimneys excluded. A conservation area would tighten the rules for walls and balconies facing a highway and for flat roofs, but none lies inside West Wickham ward. Listing is the exception to check: the ward has seven list entries, all Grade II. The three Article 4 directions Bromley lists under West Wickham's name, and its two 2022 directions covering every ward but Biggin Hill and Darwin, deal with fences, shop-to-home conversions and shared houses, not solar. Bromley's lawful development certificate puts the answer for your address in writing.

The main roof slopes on our West Wickham semi face east and west. Can solar still work?

It can, but expect less than the 4,128 kWh a year on this page, which assumes an unshaded roof facing due south at 35°. The Energy Saving Trust says an east- or west-facing system tends to produce around 15 to 20% less, and shade from trees or the house next door takes more. Our quotes are sized to your usage profile, time of use and available roof space. Whatever the roof's age, and 65.5% of homes in Bromley 030 date from the 1930s, the roof itself is checked too: the Planning Portal says building regulations normally apply to roof-mounted panels, including whether the roof can carry their weight.

Are there grants for solar panels in West Wickham?

Not for most households. Bromley sits in the Greater London Authority's consortium for the Warm Homes: Local Grant, which can pay for solar where the home is privately owned and rated EPC D to G, the household's income is usually no more than £36,000 and, as a London scheme, savings are below £25,000. ECO4, for low-income households on a qualifying means-tested benefit or referred by the council, ends on 31 December 2026 and allows solar only where the home's heating is, or becomes, a heat pump or qualifying electric heating: 85.9% of the ward's households heat with mains gas alone, and 5.7% with electric-only central heating. Every household can use 0% VAT on panels fitted in the home until 31 March 2027; the rate becomes 5% on 1 April 2027.

We rent, or live in a flat, in West Wickham. Can we still have solar panels?

Not on your say alone. Tenants need the landlord's consent: in the ward, 10.6% of households (605) rent privately and 4.7% (269) from a social landlord, only 17 of them from the council. For the 12.6% in purpose-built flats, the Planning Portal warns that a leaseholder may need the freeholder's or management company's permission, so check the lease first. The 123 households whose home is in a commercial building, such as a flat over a shop, have a different check: a building that isn't made up wholly of flats may fall outside both the house and the flat permitted development rules, so ask Bromley's planning team.
