Petts Wood Solar panels
Solar panels in Petts Wood
In Petts Wood & Knoll ward 83.8% of households own their home and 74.2% live in a semi-detached or detached house, so most roofs here are the occupier's decision. PVGIS models 4,174 kWh a year for an unshaded, south-facing 4 kWp array, and 4,170 kWh at 45°, the minimum pitch Basil Scruby's covenants set east of the railway. A large part of the suburb is an Area of Special Residential Character with Article 4 directions on roof alterations, and five conservation areas sit alongside it, so check your address with Bromley before choosing a slope.

A ward of owner-occupied semis
Census figures here come from Petts Wood & Knoll ward, which also takes in the Knoll side of Orpington. In 2021, 83.8% of its 6,910 households owned their home, 44.5% outright and 39.2% with a mortgage or loan, against 68.5% across the London Borough of Bromley. In Bromley 025, the eastern census area the House of Commons Library names Petts Wood, it reached 89.6%.
Semis held 45.6% of the ward’s households and detached houses 28.5%, 74.2% together against 47.9% borough-wide, and in Bromley 025 the pair reach 87.1%. On a Petts Wood semi, your slope is one half of a matched roof. Tenants, 835 households renting privately and 260 socially, start with the landlord; for the ward’s 696 households in purpose-built flats, the roof usually belongs to a freeholder.
The front roof lines Bromley wants kept
A large part of the suburb is the Petts Wood Area of Special Residential Character, which Bromley’s Local Plan puts at about 1,500 detached and semi-detached homes on about 112 hectares. The plan lists what defines it: regular building lines, front roof lines still largely untouched by extensions or conversions, and symmetry between each pair of houses and the pair next door.
Bromley’s Article 4 list carries directions for the ASRC titled Part 1 Class AA (adding storeys) and Part 1 Classes B and C (enlarging or otherwise altering a roof). A direction removes only the rights it lists, and solar panels on a house have their own right, Part 14, which neither title names. Only the full direction is conclusive, so ask Bromley whether yours bears on a solar array; a lawful development certificate puts the answer in writing. Our guide to planning permission for solar panels in Kent and Bromley explains how to read a direction.
Five conservation areas and a 2025 appraisal
Alongside the ASRC sit the conservation areas: The Chenies (designated 1982), Chislehurst Road (1989, extended slightly in 2022) and Station Square (1995, after a local campaign). The council’s Chislehurst Road appraisal, adopted on 25 June 2025, also names The Covert and The Thrifts as conservation areas in Petts Wood. Bromley’s interactive map shows whether an address is in one of them, or listed.
The appraisal notes that panels may not go on a wall fronting a highway in a conservation area, that equipment on a flat roof may need prior approval, and that Bromley’s Urban Design Guide offers solar tiles as an alternative where a conservation area is more sensitive to visual impact. Since 27 August 2026 the wall rule also covers a balcony or roof enclosure fronting a highway, but a pitched roof slope facing the road is not excluded if the panels stay within the roof limits. In the Chislehurst Road conservation area, an Article 4 direction in force since 19 July 2022 removes the Part 1 Class C right to alter a house roof; solar panels come under Part 14, not Class C.
Scruby’s 45-degree roofs, in kilowatt-hours
The Valuation Office Agency dates about 70% of Council Tax properties in Bromley 025 (2,140 of 3,070) to 1930-1939, and about 49% in Bromley 022, the western part, which takes in Station Square, against about 26% across the borough. The developer Basil Scruby sold his plots east of the railway to builders under covenants that, Bromley’s appraisal records, required clay or stone tiles at a pitch of at least 45 degrees. The land west of the railway went to the Morrell Brothers, who built it more densely and without those covenants.
That steepness barely registers in the yield. PVGIS, the EU Joint Research Centre’s solar model, gives an unshaded 4 kWp array facing due south in Petts Wood 4,174 kWh a year at 35° and 4,170 kWh at 45°. The direction of the slope matters far more: at 45°, an east-facing array models 3,207 kWh and a west-facing one 3,162 kWh, 23% and 24% less. The value table below turns the 4,174 kWh into first-year figures, and our page on solar panel costs in Kent and south-east London carries them through to payback.
South Eastern Power Networks, with two exceptions
An industry lookup of Elexon grid supply point groups puts 12 of 14 BR5 1 postcodes checked, Station Square’s BR5 1LZ among them, in UK Power Networks’ South Eastern Power Networks licence alone; BR5 1AA and BR5 1AQ map to London Power Networks as well, under the same connection rules. If the panels’ inverter and any battery together stay within 16 A per phase, about 3.68 kW on a single-phase supply, the system connects under G98 and UK Power Networks is notified within 28 days of commissioning; above that, a G99 application has to be approved before connection. Every Coutts install includes the G98 notification or G99 application.

Trusted Trader.
For the ward’s 3,078 households who own outright and 2,711 with a mortgage, the relief that applies whatever their income is VAT: 0% on panels and batteries installed in homes until 31 March 2027, and 5% from 1 April 2027. Our page on solar and battery grants in Kent explains who in Bromley qualifies for the Warm Homes: Local Grant. Across Bromley, DESNZ counted 4,093 solar PV sites at the end of 2025, up 68% in five years; it publishes no Petts Wood figure. For an EICR, a consumer unit or other electrical work before panels go on, see our electrician in Petts Wood page.

02 Questions from Petts Wood
Solar panels,
answered for Petts Wood.
Our Petts Wood roof is steep. Does a 45° pitch cost us output?
Barely. Bromley's 2025 Chislehurst Road appraisal records that Basil Scruby's covenants required clay or stone tiles at a pitch of at least 45 degrees on his plots east of the railway; the Morrell Brothers built the west side without them. At 45° an unshaded 4 kWp array facing due south still models 4,170 kWh a year in PVGIS, 4 kWh less than at 35°. Direction matters far more: on a 45° slope the same array models 3,207 kWh facing east and 3,162 kWh facing west, 23% and 24% less. Building regulations also require a check that the roof can carry the weight.
Do the Petts Wood ASRC's Article 4 directions affect panels on the front slope?
Bromley lists directions for the Petts Wood ASRC titled Part 1 Class AA (adding storeys) and Part 1 Classes B and C (enlarging or otherwise altering a roof). Solar panels on a house have their own permitted development right, Part 14, which those titles don't name, but only the full direction shows which rights it removes, so don't treat a neighbour's panels as a precedent. The ASRC is a Local Plan designation, not a conservation area: Bromley's interactive map shows whether your address is in a conservation area or listed. Ask the council about the directions; a lawful development certificate puts its answer in writing.
Is there a grant for solar panels in Petts Wood?
For most owners here it is VAT: panels and batteries installed in homes carry 0% VAT until 31 March 2027, then 5% from 1 April 2027. The Warm Homes: Local Grant, run in Bromley by a Greater London Authority consortium, can include solar panels; it needs a privately owned home rated EPC D to G, household income usually £36,000 or less and savings under £25,000, with some exemptions. ECO4, for low-income households, ends 31 December 2026 and funds solar only alongside a heat pump or qualifying electric heating; 86.7% of the ward's households heat with mains gas alone.
Which network operator gets the G98 or G99 form for a Petts Wood install?
UK Power Networks, under one of two licences. Of 14 BR5 1 postcodes checked, 12, including Station Square's BR5 1LZ, return its South Eastern Power Networks licence only; BR5 1AA and BR5 1AQ return London Power Networks as well. The first two digits of the 13-digit MPAN core on your electricity bill name the distributor: 19 for South Eastern, 12 for London. The G98 and G99 thresholds are the same under both, and the notification or application is included in every Coutts install.
